Hello ladies and gents, I've done a building and pest inspection on a place I'm interested in buying. However, the inspector came up with the following recommendations (amongst others): • Recommend to engage a licence Carpenter builder to further investigate bowed timber trusses and disconnected timber spacers in the roof space, contact current owner regarding the details of the installation of additional timber support material onto the internal timber truss member. Seems like a structural issue. Is this something you would be worried about? Cheers!
What's the best thing to do in this situation? Withdraw from the contract, ask for a price reduction or ask the vendor to commit to repair?
Depends on the property. If it were me, and I wanted this property over and above others, I'd get a carpenter to come in and quote to fix. Then get this amount removed from price, or request current owner fix at own cost. Every BP I've had, has made things sound a lot worse than they are. But works well in your favour to get the price down
Ask the inspector if they know someone reliable to quote/fix the issue. Tell agent there is a problem with B&P and need to find out what the costs will be to fix. The inspector should be able to tell you if it is a serious or minor issue.
On first glance I thought BP (British Petroleum) was going under As already suggested get a quote and negotiate based on the outcome.
Thanks mate. The only problem is I have to make up my mind by Monday, whether to proceed or not. If yes, it becomes unconditional. Quite limited time to get someone to have a look, quote etc.
Get conveyancer/solicitor to extend if any conditions not met, first thing Mon let them know then see what vendor says.... The guy that done the report should give you a rough idea, call them today.
