    A couple of these point to the slowing of the market:

    These transactions are both close to the end of the boom and reveal very little price movement towards the end. Those who got in earlier did much better.

    Do you know if or how much st Helen's park has dropped off since the downturn?

    St Helens Pk seems to be doing OK so far.
    Good value in terms of PPOR, I don't see much upside in the short term for "buy n hold" unless you have good local knowledge.
    And rental yields are terrible.

    Doing some more research , prices seem to be recovering back most of the losses over 2016-2018.
    Some properties lost up to 15% of their value. Or for whatever reason were sold at that price.
    Rental returns have gone down in line with interest rates and are terrible imo.

    For the research I only use established houses on land. I try to exclude properties that look renovated.

    A lot of new stock keep coming on the market and there is still plenty in the pipeline for 2560-2570.

    Edmonson Park and Bardia have taken off. Amazing the amount of new houses built in so little time.
    Demand for housing out here is strong.

    As i always argued on these forums for years, shortage of land is a load of BS.
    And there's plenty more.

    Oran Park, Harrington Grove areas are going gangbusters.
    Block of land sold for 1.2m!
    Houses on the market for a few days being sold for over 1.5m.
    New releases were quickly sold out.
    In my circles talking to many people they using the words "only" with prices 1.5-2m.
    Low rates and booming business times are pushing prices.
    No slow down here.

    Remeber the days when there was "no land left in Sydney"?
    And how many times did I post it was a big load of crock...

    Well there's about another 10,000 blocks in the pipeline for the areas around Oran Park and Harrington Park.
    Yes that's ten thousand.
    One thousand or so should be coming on the market next 12 months unless there's a significant market downturn.

    Developers are pushing through councils as covid has put a lot of pressure on politicians to get the economy moving.

    I'm quite surprised at so many expensive houses built in the new HP areas.
    These are homes with a >1mil build that will not be on the market for decades if ever.
    It seems where the big money in the SW is moving to.
    Not sure how they'll feel when the jets start flying above.

    Yep there's only a few hundred thousand acres of land left.

    And HK density is 7k vs sydney art 1.1k per km square.

    Better get some ewhile you can.

    I'm actually looking at buying my first investment property here. Are you suggesting to better stay away from this area? I was originally looking at marsden Park but price is already skyrocked. 300m land with 4b double storage is selling for 850-900k. Thought Oran Park might be a better option. But maybe not?

    I have never suggested that.
    I don't think Oran Park is cheaper than that, but it is a bit closer to civilisation.
    The blocks are being developed cause there is lots of demand.
    And nice houses brings more people who want to build nice houses.
    And it's far enough away to keep the welfare crowd out.

    There's been a whole lot of excitement demand and growth around the new airport in Badgery's Creek..
    What many are not aware of is that it will be a 24hr airport and flight routes still not confirmed.
    Jets flying above throughout the night...smell of jet fuel....

    While housing market is slowing down after a strong growth period development activity is still going in the area.
    always interesting looking back 15-20 yrs to see what's doubled and what's tripled in price.

    1700 blocks now at Figtree development now selling and a few more subdivisions on Appin rd are will soon be on the market and there's hundreds of acres in the pipeline. Lang Walker and Inghams have been sitting on these for years.
    The old dog racing grounds will be houses, eventually.

    Meanwhile demand and sales has slown down at Harrington Park though blocks are going for 1.5 to 2m :eek: out in those boondocks.

    A few big land sales in the Oran Park/ Cath Fld/ Leppington area recently and plenty more developments on the way. Also some big parcels not yet subdividable available for sale.

    Units keep coming up in Campbelltown just north of the CBD.
    The old houses that were on these blocks could've been bought for less than the price of the cheapest unit not so long ago.

    Another resi building going up where the gym was next to the post office. Council planners were trying to encourage these CBD developments 15-20 years ago and it's finally happening.

    Hi @Piston_Broke , you are clearly an expert in the area. I have read through all the threads Campbelltown related here. Thanks for all your advices.

    Which suburbs would you recommend for PPOR? We need train access for 2 days commuting to city/Mascot. We are after big lot with potential to add equity in. We need schools too because of 3 kids. I am thinking of catholic school but public school may be good option too. My friend's kids attend Ruse Public and it is actually wonderful for them, so it really depends. I love Harrington Park but too far from public transport.

    I wouldn't call myself an "expert", just someone who's lived there and invested for over 30yrs.
    I think Ruse (north and nw), south and west side of Rosemeadow, St H pk, Blair Athol are ok.
    Glen Alpin & Woodbine better off the top of my head.

    Thank you! I actually shortlisted Woodbine. Thanks for the confirmation. I will drive through the other suburbs suggested to have the feel too, I have never gone further than Macathur square :)

    The first thing I noticed was how the presenter complained about waiting for the train and bus to get to Airds. A Druit crim would have hot wired a car and screeched away lol. No mucking around.

    Many of the old HC homes have been demolished and sold. That obviously displaced a few that probably ended up in the Druitt areas. And what 20 yrs ago was the "better" side is no different to the north side of the railway these days.
    Also notice that Druis do it in the parks and walkways, Airds and Claym in the middle of the streets. As a youngster I knew people that lived in thos areas and went to a few parties there too without any issues,.
    The gentrification starts on the outside with much of it now private rebuilt, only the core remains until the next round or they slowly vacate.

    A few meters away from where he was filming are these, but that would detract from his story so the camera wasn't pointed in that direction.
