    Anything on the immediate outlying edge of the metro spread is a potential IMHO. That gives you a lot of choice.

    I was looking at Yarrambat (even if they don't allow future sub-div, I was thinking a suburb of 5 acre blocks surroundes by tiny ones (Mernda, Sth Morang) might be a goer. But you'd be looking 1.5m+

    The area within reach of the hurstbridge station is another one I have been looking at - the occasional bargain pops up around there.

    Also, the far south east might be a shot - Cranny or even the likes of Nar Nar Goon along the vline tracks

    I like your Nar Nar Goon option there Y-man. Given people are already doing sub & develop in Garfield out as far as Warragul, Nar Nar Goon being closer in on the far end of Pakenham I think could offer good longer term options. Do your own diligence of course re train timetable, commuting options etc.

    Botanical Mickleham are releasing another lot of blocks shortly. They've also started using the Eventbrite idea that Woodlea have had for a long time so no more emails at 12pm ballot anymore. Either way, prices are crazy. Bot1.png

    Yep, crazy prices. 256m2 in the middle of nowhere, at least 220k to build, that`s 430k, can buy something a lot closer...

    Botanical did bump up their prices by 20K after last release which was like only 2 weeks ago.
    A lot of people lined up to purchase lots in the last release, first one in the queue was there from 1am. Hence they decided on Eventbrite.
    Mickleham will continue to grow because of nearby Craigieburn area being already established.
    As long as lots are cheaper than Heartlands, they’ll keep selling.

    There first stage was available via a first-come-first-serve email system, you sent an email at 12pm dot. Say there were 30 lots available, the first 30 emails to arrive at 12pm got their preference of lots in the order of arrival. Didn't know their second release was by first-in-best-dressed. 1am is an ungodly hour! Mickleham's got 2 estates already, Trillium and Waratah, dunno how this one stacks up against them, never have had the chance to drive there (too far for me to go there unnecessarily).

    @teetotal - you had a build going in Truganina mate IIRC? Or you're waiting on titles?

    Yeah Truganina construction recently completed, just waiting on occupancy certificate now.

    No more H&L for me, my next IP will be an established house somewhere. Can't say this isn't enticing though lol.

    The Life Estate in Point Cook sold out their new release on the same day. 448sqm block for $460k :eek:. Titles I believe towards the end of next year.

    Prices seems to be high. Only one lot 220sqm $191k, very few 263 sqm $226K, 350 sqm for $275k, and all above. Title May 2019 "Anticipated". Turns out to be roughly around $860 per sqm.

    I’m seeing lots of investor activity around Donnybrook. The Victorian Government has also just announced it will be a new suburb, with significant investment in community facilities.
