    What do people think about Atherstone small block and a 3/2/2? Maybe 180k for a 300sq block and <200k for the house? Seems like not bad value?

    They are quite far off from station, I think around 4.5 KMs.Look for something closer to station

    When I say 70K CG, that would be when the bulid is finished, long term it should be even better.Just a bit nervous about 2 year long settlement time

    Only affordable land left is Melton atm. It'll move a fair bit and has already started. Got into werribee for 330k end of last year. Bargain at the time.

    North is goooneeee.
    SE is gooneee
    West has some pockets that are ok but you're looking at $100+ out of pocket a week now whereas you coule cover the mortgage not long ago.

    Melton is definitely booming but I'm mostly talking about established as opposed to newly released land.

    I'd encourage anyone looking to buy there to study their Meltons well. There are 3 Melton suburbs.

    Another release this weekend happening in Bachhus Marsh's Stonehill estate. Not sure about prices though.

    Yeah a car ride in from Bachhus Marsh during peak hour would take forever.

    I have bought there at the start of the year. Paid around $150 and $160 for 10.5x21. Now $200k.

    It's 5km closer than pakenham.

    But pakenham has Dandenong. Eventually Bacchus will have Werribee but it's a while off becoming a major hub.

    That's not always the case. I've just booked a block last week and did it over the phone and email.

    Great forum..... 11th stage of bridgefield is at same distance as Woodlea from station( i think) Woodlea seemed more promising and bit planned with their future development so i dropped idea of buying at bridgfield. I believe proces are similar- how yoi compare Woodlea Vs Bridgefield?

    Much of a muchness I reckon @Balji. Bridgefield were slow with council approvals whereas Woodlea absolutely took off in those initial several months. Mate of mine bought a 600+sqm block for $240k sometime early last year, same block's probably over $400k now. Some folks have the idea that Woodlea's superior because of that grammar school there though most folks aren't likely to send their kids there (high fees).

    Going towards Werribee, there's a new release coming up in the Jubilee estate. I've been to Jubilee once and I can assure you it's in the middle of nowhere (for now that is). There's hundreds of km's of land around there. But that hasn't kept prices down now has it?!

    For those wondering about prices in Jubilee, here's the price list that was given to me back in June or July this year. Still cheaper than your Woodleas and Bridgefields or Micklehams and Officers.
