    Born in Perth until leaving in my early 20s. Lived in Melbourne, London and Sydney since. Would only consider moving back to Perth once retired

    as others have said

    more culture, more jobs and simply, more things to do. All 3 are things I’m looking for in my 29s and 30s

    I am in my late 20's and while yes larger cities like the ones you mentioned have more going on in terms of events and people Perth still has plenty going on. I came from a city in NZ of 85k people so anything was going to be a step up. Personally i like having space and have two stable jobs here but i guess we are all diverse and have different wants/needs/likes etc.

    I know an agent advertised one property in western Sydney. Offers above 610k, suddenly seller is desperate. He comes down to even 550k, not yet a snap. It is may be worth 650k in the normal mkt.

    I've seen a semi on lower north shore drop from 1.9m auction guide to for sale for 1.65m

    Im also looking in Sutherland shire.

    Im trying to pick up a site for future dev.
    Not much as yet.


    Although the ones av are being more reasonable .

    No bargains yet in the Bays of the Shire.

    I work as a valuer within this area, its down at the most 15% form the peak. Its located on a through road within the suburb, not the best spot.

    Does anyone foresee any bargains in the top end of the market in traditionally blue chip areas such as Eastern suburbs of sydney or mosman, cremorne or are these relatively immune areas?

    125 Parsonage Road Castle Hill Sold in June 2017 for $1,410,000 same allotment size, slightly superior dwelling. (peak of market)

    143 Parsonage Road Castle Hill Sold in Jan 2018 for $1,132,000 same allotment size, similar 3 bed dwelling. (Just near bottom of market)

    151 Parsonage Road Caslte Hill Sold in May 2019 for $1,113,000. Same allotment size, slightly superior dwelling. (pre 2019 election)

    @2FAST4U is correct that this sold cheap in comparison to market points. Good read on this one @2FAST4U, well played mate.

    I think some of the homes on Rosa St have some good views.

    This one, while close to water seems to be obstructed from water views by all the trees.

    I think there will be more and more forced sales pushing the prices down. Right now I am doing refinancing and have been getting quite good valuations based on sold prices in the last 6 months. If I refinance 3 months later I reckon the valuation would drop at least 10% due to forced sale prices.
