    Freo is for hippies ;). This does soon have a 250 million dollar marina been built 2kms away :eek: a mini hillarys perhaps ...

    I grew up around here, that house is right opposite a beach called The Point. Its super popular with locals and one of the better surf spots in the area. Prices for Ocean Reef/Mullaloo start at around $600k for a slightly run down number up by Marmion Ave, and in a moving market there are a lot of $1m+ sales in the area. I reckon its a decent deal, especially with the government spending 10 figures around the corner on the Ocean Reef Marina.

    Great thread.

    I'm considering my next IP in Perth given it's position on the clock, my sister lives there as well so could potentially keep an eye on things for me.

    Sounds attractive. I really don't know Perth very well. I should have mentioned that. I have never been there. Beach suburbs close to the city that have some attraction (like a Marina) sound good. The photos made it look quite regional.

    I 100% get what you mean. When i moved away from Perth i struggled with just how city-focused house pricing was in Melbourne, and i remember thinking the suburbs were so crowded. It took me a few months just to get used to the idea of terrace housing.

    In Perth, the appeal of the beach is really strong so property 20km from the city can easily demand a premium."Mullaz" is one of Perth's best known beaches, and has one of the 4 biggest surf clubs in the state (Sorrento, City Beach, and Trigg being the others). In terms of being near "things to do", going to the beach is as much a thing as going to a bustling highstreet. To outsiders it may look undeveloped, but to locals its a k-mart cricket set away from a full day out.

    Could be perfect timing to buy unit blocks? Anyone looking

    Alternatively development stock where developer is offloading/fire sale?

    I would be keen on older block of unit, 4/6 pack but I would also want cash flow play? Perhaps lower end markets Armadale, Gosnells

    I've seen a few interesting for sales lately

    $2m 4 x one bedroom townhouses in South Perthhttp://www.realestate.com.au/property-unitblock-wa-south+perth-116340987 This one has attracted my attention for a long time but it's not really a bargain but is unique. I've always wondered if there was scope to add something above the parking at the rear. It's nicely done little complex though and would make a good short stay accomodation which it's probably set up for.

    What's the appeal of the marina if you don't have a boat - will there be a lot of shops etc?

    Whats this "no boat" you speak of? Are you saying not everyone has a boat? Surely not... :p
    Maybe moving to a marina is a pre-curser for a buying one (or three?).

    I guess its a bit like Hillaries/Mindarie. It is a gathering point for various entertainment. Shops, events, beach, resturants, bars etc. People go there for a lot of other reasons that to get on their boat.

    No I meant what appeal the marina had for those that didn't have/couldnt afford one. I'm guessing that particular marina will have more than just docked boats?

    Generally it's a social amenity hub not just a boat parking lot.

    You're from over east aren't you @Lacrim? I'm not sure of a comparable to something over east but bigger marina's here have lots of restaurants, touristy stuff, beach, pub etc most of which give you a lovely view of the boats for sale at half what people paid for them and you can sit there going "why would anyone buy a boat ?!?!?"

    The Willagee project is ridiculously cheap at least $100K below market value per villa, this should get snapped up in a heart beat

    Saw the South Perth property very interesting indeed. Airbnb

    If I was going to play in Perth I would be looking at stuff like this, bargains in great suburbs, they aint making land anymore
