    Suburbs in the $300,000 – $450,000 price point
    • Maida Vale - Nah
    • Forrestfield - Hell No
    • Cannington East - For the right price maybe.
    • Welshpool - Really?
    • Parkwood - For the right price maybe
    Suburbs in the $550,000 – $850,000 price point
    • Padbury - For the right price maybe
    • Duncraig - For the right price maybe
    • Heathridge - Nah
    • Mount Hawthorne - Can't believe this suburb is even mentioned in the same group as the the rest of them, very nice inner suburb, the rest ain't got nothing on Mt. Hawthorne.

    In this market, $500k is a lot of money for something out there. If I was forced to buy something up there it'll probably be Padbury/Duncraig but I am not even looking that far out when I can find great oppurtunities inner-ring.

    I agree, don't get me wrong there are some good houses in heathridge. However in perth there are some great houses in that price range, but 10km closer to the city. Heathridge has a little way to go in terms of gentrification before it becomes more desireable than closer suburbs.

    What's wrong with Forrestfield?

    What suburbs would you recommend in the 350-450k price range?

    I've gone back and had a read of some opinions of Spearwood, but can people chime in in 2019 with their thoughts? It's a bit disconnected to a trainline which makes it harder for anyone working in the CBD (me), however there are large >750sqm blocks going for mid 4's. And its less than a few km's from the beach. Im not that well versed with that side of the river, so can anyone that lives close provide insight as to why its relatively cheap? Noting i'd only really be considering properties on the western side of the suburb. Cheers

    In that price range, one can pickup something half decent in Belmont (which is heaps better than Forrestfield). With a bit more budget can even buy into Vic Park, great fundamentals.

    I am not one to base my decisions on suburbs alone but when #Perth10k is presenting so many opportunities, why look elsewhere.

    I rate the west side of Spearwood as a PPoR area, 70s houses on big blocks with nice leafy pockets and 5 min drive from the beach.
    Currently out of fashion a little, the commercial centre is going through a bit of a decline as the shopping centre is struggling plus the council, police, etc are planning to or already have relocated to Cockburn Central. Ripe for gentrification over the next 10-20 years though.

    On the face of it, a pretty good buy at a good price. Not sure if the numbers are totally there to develop on it now though.

    I did not, but know who did. They asked my thoughts. Initially thought not too bad but personally probably would have given a miss. Interested to see what members here thought
