    Anyone able to explain why this 683m2 block with a 2x1x2 cottage is $539k. Walk to Burswood train, and 6km to centre of CBD.

    Or this:
    396 Berwick Street St James WA 6102 396 Berwick Street, St James, WA 6102
    3x1x3 corner block r30 751m2 with subdivision potential. 8km to city, walk to Oates st train. $495k

    New to Perth, looking for ppr, accessible to my job in Booragoon. Don't know the locale but this is significantly less than Booragoon and close to cbd. Hoping to be educated :)

    I think Rivervale is a great location and value for money. Nice character homes within striking distance to the CBD. Thats a lot of land and a decent house for around $500K. Was bought in 1990 for $90,000 so the owner isn't trying to recover a loss.

    Prices in St James are significantly less than E. Vic Park. Berwick is a busy street and so is Hill View Tce so the location isn't ideal and is reflected in the price.

    I cycle that road sometimes. I am guessing it is a single dwelling block, which brings the price down. Also, it's in an area where 4x2 houses are in demand which means 2x2's will be lower priced (less demand). Personally, I think it's worth considering. Just watch out for traffic noise from Orrong Road

    If you're going for a PPoR, it's hard to go past that Rivervale one. Rivervale is a nice area (certainly better than St James) and quite undervalued given proximity to the CBD; it will almost certainly see above-average growth in the future.

    I also like this long-term as well. Possibility for ancillary dwelling here too immediately. Pressure on Vic Park is immense at the moment for further rezoning.

    City of Belmont went through massive rezoning already, don't know if there is much steam left. Rivervale is City of Belmont. Lathlain is Town of Vic Park so maybe. Vic Park (the suburb) will likely get rezoned, many of the blocks are R30 at best for something absolutely inner city.

    Love it for all those reasons and I've been trying to get a feaso to stack up in the area but I just can't get them to work. I've been following the Sorrento laneway lots for over 12mths and the prices are just too high for me. There was only one which sold for low 700s that I felt was good development value.

    There is a lack of comparables for new product as very little new product has been built then sold which does make doing a feaso difficult but even so I don't think it works out well.

    There will be plenty of people that will still buy at that price because they might want a PPOR near the beach and selling off a rear block may bring that PPOR within reach for their budget.

    I had coffee with Jarrad Mahon from Investor's Edge this morning and he provided some great insights into the Perth market - where it's at and where it's headed. He's a seasoned and passionate investor and business owner who also manages my property in Perth. He recently provided most of the info to a segment on a money show I watched so if anyone is looking for some info I'd suggest getting in touch.
