    Budget under 400k. But as I see there are plenty of houses under 300k which suit my criteria.
    I am going to live there.

    If i had to choose out of the two, i'd choose mandurah over rockingham.

    Plenty of good stock down there in your price range.

    I would love owning a holiday home in Mandurah but the suburb is a very mixed bag. I would suggest renting for 6 months to get a feel for the place and reevaluate

    What about crime, Department of Housing and other issues? Which suburb is "cleaner"?

    Maybe check out safety bay and old medora bay.

    I would take either of those two over rockingham/mandurah.
    But your not me, so you may disagree.

    I wish to be able to afford.

    Anyway, please can someone provide information about living in Rockingham/Mandurah?
    Are they more or less "clean" or have too much, lets use polite term, "professional Centrelink customers".

    I would steer clear of Coodanup.
    Neither of those 2 appear to suit your requirements of walking distance to library/shops?? I have no idea if there is any University 3rd Age stuff down there. The stuff around the huge shopping plaza (ie Mandurah Forum) is often the stuff I'd steer clear of. I'd prefer to be closer to one of the smaller shopping centres.
    As suggested renting in one of the areas before buying will give you excellent feedback before committing. There is no rush for those suburbs (especially Mandurah) as they won't move out of your price bracket any time soon.
    If I was looking at sub $400k these would be what I would look into
    - Halls Head
    - Dudley Park
    - Madora Bay
    - Meadow Springs
    - Silver sands

    I'd probably look at getting a villa or duplex if it meant I could be closer to ammenities and in a nicer area.

    Both make the top 10 and have good quality and supply of meth.

    I have 3 work colleagues who live in Mandurah
    1st is happy with price paid for unit and area he lives in.
    2nd likes the value for money of what he paid for his house and likes it, just doesn't like street or location after living there for a while. To sell and move would be a loss.
    3rd likes house and area but a large amount of negative equity.

    Another with employment ties to area has a expensive house on canals and loves living in the area.

    Jess ( a member on here) loves Madora Bay

    "Mandurah" is used to describe a large area.

    In some groups the area is called Methdurah

    I know the area well. I am not talking Mandurah Region but specifically Mandurah the suburb. Dudley Park for example, one can still buy a canal block for $400k put a $300k house on it and have million dollar views. Is it worth it? Better value for money in Perth Region without going to Peel Region.

    Lifestyle preference override sound investment choices ofcourse. I still think renting first is a better bet for the OP for mixed bag areas like Mandurah.

    Both cities are great and affordable places to live, beautiful beaches, plenty of amenities,etc. However both have "bad" areas, generally centred around the big shopping centre at each city. You will certainly find plenty of Centrelink customers in these areas.

    Unfortunately both the houses you have linked are in such areas. In fact, to tick all your boxes (particularly "huge shopping plaza" within walking distance) you are probably stuck within these dodgy areas, but if you're willing to compromise to just a normal neighbourhood shopping centre being within walking distance, then you can widen your horizons. If you can make do with 3 bedrooms or less, you will have a mountain of choice.

    This is a very general guide, there are a few nice pockets within the above red areas, and likewise some bad pockets in others not shown, but this should get you on the right track. And none of these are exactly ghettos, but you would be locking your door at night.

    Rockingham and Mandurah are both nice, but your best value for money is probably in Mandurah, due to pries being a bit lower. If future capital growth is a consideration, coastal areas in Rockingham have better potential IMO, being closer to Perth and its jobs.

    I like the outdoor area in that one - though indoors looks like it could do with some new flooring!

    Pet peeve though - why didn't the agent state the current rent?!!!

    "The tenant has been there for 7 years and is very happy to stay if bought by an investor"

    At what rent? Why stooge the critical info!!!
