    Occasionally there is algae outbreaks in Bassendean/Guildford due to fertiliser run off from Helena River but it gets sorted quickly. These pics were from Ashfield bordering Sandy Beach Bassendean a couple of days ago. It’s a healthy environment. I like trees and natural Bush, peaceful environment rather than inner city so I guess other people are attracted to that also. 6878C7E5-7361-405C-A5E9-BB353117E546.png

    It was also in the Sunday Times. They seem to be pushing it hard. Perhaps not much interest.

    Maybe $700ish? I know a full block at 46 Ada sold for $1.1m and this is half a block and is street front so I'll give it $650-750k. In theory it could be worth half $1.1m but I find that there is a point houses in the area won't go below so it's probably more than half.

    You'd need to check what is going to happen with the rear block too

    I'd consider the blocks in Sorrento better value for that money in terms of future PPOR design - having a rear laneway and doing garaging off that makes a new PPOR design so much better.

    For rebuilds, I would get absolute dumps and rent it out for peanuts and let negative gearing take care of the rest. Even better, buy when you are ready to build in 2 to 3 years time.

    What attracted you to that property? Suburb? Size? Yield? Value?

    St front 520sqm in Watermans with liveable house I think they would be looking for $800+

    Yeah. $700 would be a steal. I would have it at $800-850. Much more and I think you could find something similar in a ‘better’ suburb.

    I like Watermans though!

    @Westminster thanks for reply. There is house already built in at rear.

    I do like Sorrento but this one looked good and it's also 400m to the beach and possibly falls within our budget.

    close to beach and Hillarys and all.
    Decent size as well and can be rented easily for around 500-550$

    We will be inspecting over the weekend I guess between 700-750 would be a good bargain ;)

    @Blacky Thanks for feedback. I do closely monitor those suburbs and ofcourse once you are willing to spent 1M lots of options open up.

    At this stage I am planning to spend around 700-750k with intention of developing after 2-3 years as PPOR.

    The developing part is what I don't get. If you plan to knock it down, why pay premium for a half decent house that you only intend to keep for 2 to 3 years?
