    You don't buy this property to be positively geared...
    Yea rental return is low and there are probably out of pocket 200 AUD per week. The real value is in the land and CG....

    Ashfield is for med/long term thinking (5 years+). It is not suitable for short term gain.

    rents in Ashfield were really hammered in the downturn. Never seen anything like it in past 14yrs. My rent went from $420 to $300. In same time Bassendean went from $460 to $410. I’ve noticed Beechboro got hammered recently too. Same sort of figures as Ashfield. I guess because there has been so many properties available to choose from.

    My IP in Cloverdale too. $440 -> $280. It's a big drop but I knew that $440 would never last.

    Come to think of it I was getting $440 for Ashfield. I found a few potential Ashfield tenants were also looking around your area too, wanting to be close to the airport and lots of properties to choose from.

    It's not a council decision. All comes from r codes which is a state publication. If I'm not mistaken local councils cannot override those area requirements.

    State/WAPC is the highest power - though you can appeal to SAT if they refuse.
    State/WAPC is the only people with power to approve things outside the Rcodes.
    Council can only approve what is in the rcodes and only built strata - survey strata and green title is approved by WAPC

    @Anthony Brew remember that battleaxe in that instance is a green title style battle axe where there is no common property component and the leg of the axe belongs to the rear block. You can reduce it back to normal min/avg for the zoning by using the rear access leg as common property to more than one lot.

    I should ** my notes and say State is higher power when it comes to subdivision sizes. Councils can have policies which override the rcodes, for example they can say that blocks need a 10m frontage even though the rcodes say less. It will be clearly defined in the Council Town Planning Scheme

    Ahh ok, so with green title, after accounting for the rear access leg, it would end up pretty much the same amount anyway. Thanks Westminster.

    Like most suburbs Armadale has good and bad areas. That one is in a particularly bad area. Having said that, as long as one can find tenants It'll do well in the long term.
