    Hey everyone,

    I understand no one has a magical crystal ball they can rub, but if you had to take a punt - which South East Queensland LGA will experience the most capital growth in 2016?

    I'm talking in general, both houses and units combined.

    Nice one @Coota9. It was a toss up for me between Moreton Bay and Brisbane. I went with Brisbane region in the end.

    I think my Deception Bay property has already overtaken my Woodridge property. No professional valuation, just basing my opinions on monitoring the stats of each area monthly.

    Units in BCC LGA might be the worst performer. For houses either BCC or Moreton Bay LGA.

    Hey @Magnet,
    When did you purchase your D-Bay property and what are the property specs?
    I purchased there not too long ago.

    Yes, I agree @HUGH72 regarding the units in BCC. There's still quite bit of land in parts of MBRC which will slow CG, so will be interesting to see how the area performs overall.

    I think Brisbane will be a dichotomy.

    Good for houses, bad for units.

    what happened in Melbourne 2012-2015. Plenty of units approved for construction there are well 2012.
    Yes, houses kicked arse, but particular units did as well.

    To be fair, units will probably stack up pretty poorly against houses in most of the regions in SEQ I mentioned.
    Does anyone disagree?

    in general..no dont disagree at all.
    just that some units will kick arse- those well located, larger, lower bc fees, and have a uniqueness factor that cannot be categorised with the masses.

    BCC gets my vote but I won't be surprised if just about any one of those end up the best performer in 2016.

    As for units, I forget they even exist in QLD as they're so far off my radar.

    I voted BCC and I am really hoping it gets moving this year but I thought Gold Coast would have a few more votes. I think GC will do very well next two years
