Plumber fixed problem but not fixed, pay?

    Just a curiosity situation,

    do we have to pay for this situation, just trying to get a few opinions

    PM tells us leaking taps, gets a quote to replace the washers,

    we arrange our own plumber and tell him to replace the washers

    he comes back and says 3 out of 4 washers replaced, 1 couldnt be replaced due to age,
    and will be sending an invoice through.

    a day later tenant calls back and says the new washers are leaking

    I guess this comes down to warranty, expectations and reasonability .

    My guess is if the tap washer seat has not been set right into bottom washer plate,you either reseat the washer again --Or depending on the age range and the washer plate is just kuput.. Then "JUST" buy new Australian -English-German made new taps ,it would save on the future water bills less drama for you and if the pay the extra cost for high $$$ range they will be maintenance free for sometimes ten year..imho..
    The Plumber should have fixed this on the day ,maybe he knew is was stuffed and wanted a second call out fee-...

    Sounds like you're going to have to liaise with the tenant and the plumber again to get the job completed properly, and then sort out billing with the plumber. Why didn't you just let the PM handle this from start to finish?

    Don't pay the plumber until it's properly fixed. The plumber really shouldn't have left one washer unchanged either... they should have called from site for approval to replace the taps.

    Only after one day I would be calling the plumber back under warranty. Especially when the washers have only been replaced the day before. I would not be paying original invoice until the issues have been rectified or you will be paying for a second plumber to attend.
