Pets in rentals

    I love pets but have been bitten with pet damages in the past.

    The NSW lease agreement has the following:

    Additional term—pets [Cross out this clause if not applicable]
    43. The tenant agrees not to keep animals on the residential premises without obtaining the landlord’s consent.

    44. The landlord agrees that the tenant may keep the following animals on the residential premises: ______________________________________ ______________________________________ ______________________________________

    45. The tenant agrees to have the carpet professionally cleaned or to have the residential premises fumigated if the cleaning or fumigation is required because animals have been kept on the residential premises during the tenancy.




    As a landlord, if i do not want any pets to be allowed, do I cross out #44. How about #45, it sort of implies they can work around #43 if they do the cleaning - not ideal when pets aren't supposed to be there in the first place.

    Do i need to add an addendum on this?

    45 doesn't imply that if you cross out 44.

    Do I need to cross anything out at all? The fact 44 has a box to indicate the pets allowed, if it's empty, that should mean none allowed.

    Also no Pets will be specified so no permission granted
