Didn't want to start a new thread but whats the opinion on Beckenham?
Looks like an extension of East Cannington on that side of the railway tracks which is quiet moderate (not great not bad suburb)?

What about the western side of the tracks between Sevenoaks st/ Albany Hwy and Kenwick Link?

What's attracting you to Beckenham? Why not Thornlie?

Nothing if the right place came up in Thornlie would consider it. Actually prefer Queens Park/East Cannington though

Queens Park has flight path noise and is a bit overvalued IMO. West side of Albany Hwy is better value.

Im aware but Queens park has 1/4 acre blocks and r30. Lot of development happening. Im sure it already looks a lot different compared to 20 years ago and will look a lot different moving forward.

Beckenham east to me just seems like an extension of Queens Park/East Cannington. Im guessing west of Albany hwy is such a small pocket anyway. Looking at the street view doesn't seem to be anything showing that its worse than eastern pocket.

Also see it as a cheaper alternative to East/ Vic Park which is nearly double the price

Whats your attraction to Thornlie if you don't mind me asking?

Do you plan to develop? Are the end numbers stacking up?

East Vic Park is very different to Queens Park/East Cannington.

Thornlie is cheap, has dev blocks, thornlie-cockburn link is going up. I don't own any there, all my purchases are within 7k radius.

Similar thing with other burbs west of albany hwy, langford, parkwood etc. Having said all that, if you find stock that suits your requirements then by all means go for it. My comments are general in nature and obviously doesn't apply to all the stock in those suburbs.

Maybe for PPOR rather then investment.. just curious as 25 Massey st Rossmoyne got under offer so quickly (maybe close to 1.1 mil?), wondering how much this one will be? Pretty pricey for investment imho.

Few houses down the same busy st but a nicely done up character home asking $800k. Will be interesting to see what it'll sell for

This one isn't a bargain but the other maybe is - though we don't know what the asking price is yet given that it is EOI.

And after using the money to buy toys and doodads, paying rents, etc., $50k is not a lot of money. :(

Kwinanaaaaah. Stock will surge from new construction in Wellard, Baldivis etc. Probably not a bad outcome for them. They can still get into a nice inner ring suburb and hang tight for the upcoming bull run.

hope that they did find something better, otherwise they are chasing a runnaway market.

Not necessarily, 52k CGT free profit plus whatever deposit they originally put in means they can now upgrade to a $500k to $700k suburb with better prospects than kwi-na-naaah.
