    No worries @WestOz, we were just waiting to see if Friday was on so we could plan the evening. Ended up switching back to the old Balmoral again on Saturday. Do the next one!

    Then some of us are going to a Rivervale Auction afterwards at 2:00 PM

    The houses are open beforehand but I'm not so sure I want to see inside.

    I doubt anyone's made a booking but I don't think it will be a big turn out.

    Yes, 11! It's a quick meet because of the Auction at 2. Although, only one of us needs to go to the Auction and report back... :p

    We think it sold for $1.54 million which puts @thatbum right on the money. I'm a tightarse, so my limit was $1.2. The fat was that he is a builder so won't have to pay a builders margin like I would! :p

    @soggy will have to confirm that price because I lost track a bit.

    Anyway, I was chatting to the buyer before the Auction and he is thinking of splitting it into two even sized blocks and building three townhouses on each - no common property. That gets around the requirement for a strata company if he just built 6 townhouses and did a strata but is cheaper than creating 6 green title blocks. I asked if he thought strata townhouses would be worth less than green title and as long as there is no common property and no strata company he though they would be worth the same. For someone living there, there is not really any difference. This will be an interesting project to follow.

    Haha nailed it! Yeah a bit too much for anyone except a builder to make enough money on. Was there much competition?

    I think it went for $1.54m too.

    Was on the market around $1.3m. Reasonable reserve.

    Not too much competition. There were about 10 bidders or so all up but most were just tyre kickers. The buyer didn't even start bidding until the price got up there and by then there were only 2 bidders.
