    Absolutely, lots happening around the area. Unless you’re talking about residential housing construction, there’s not much of that!

    I built my place in the first land release from Nickol West. Values looking stronger each month, very little for sale around there at the moment.

    Btw, remember you well from the Somersoft days, Redwing, I was the Quinns Rocks/Karratha guy, forget what my user name was. Cheers!

    Drove down to Thirlmere two days back, decent property. Ultimately, didn’t like how close it was to the hospital.

    12 Woodroyd piqued my interest as well. One of the best streets in the area - better than the avenues - 986 m2 block, listed at 1.399m. Would make an interesting project, though i’m told you’d want about 800K to do the reno properly.

    As someone who made money from stigmatised suburbs like Armadale, I can tell you that money can be made in any burb with the right product and bit of timing. At this stage there is better value buying elsewhere. No reason why someone wanting to just put a roof over their head have to loose out on better CG prospects.

    Even Byford went gangbusters in the last mini-boom so I don't doubt Balga will have growth but its nice to buy the best value stock that one's budget will allow. Yes Balga has shiny stock that attracts FHBs instead of say something slightly older in Nollamara or example

    Exactly why Balga. For very little more dollars or a little older You can go South of Reid Hwy. Westminster has better access to facilities at Mirrabooka shopping/business area. A little more Nollamara or Dianella. A little more again Yokine or Tuart Hill

    I completely agree with you, but everyone doesn’t have that little more available always. Balga and Westminster are very similar. West of Princess road, very close to Wanneroo road and Reid highway in Balga is as good as Westminster if not better and bit cheaper than Westminster. Warwick shopping centre is as good as Mirrabooka if not better and even Stirling central is handy. Other suburbs you mentioned are definitely better than Balga and have higher entry level as well. So again it comes down to that little extra if you have that then you have all those choices.

    Good buys if upgrading primary residence

    Problem is if you throw $800k at it then this is where much harder to sell in Mt Lawley
    Many houses just not selling over $2m

    listings on the market forever

    I am starting to get very excited about Perth market
    Will be tapping into my contacts and see what I can scrape up

    also will be developing a property this year, and looking at projects for next year. Sticking to FHB market

    still love Melb market too but its just going to be much easier and cheaper entry point in Perth

    if numbers stack up it wont matter

    Are you sure its council money and not State Government money ( royalties for regions or similar)?

    If it is State money, doesn’t the State have a role in providing affordable housing, or at the very least, trying to prevent a re-run of the last mining boom in the mining towns where local service workers etc couldn’t afford the rents?

    There was a time when rooms rented for $1000+ a week if you could find them in NW WA towns.

    Do you want to pay $50 for a $20 pizza so shop can pay worker enough to afford a place to live ?

    I personally know multiple owner occupiers that bought in the high times and are quite happy watching there bank loan value inch closer to their property value.

    I still don’t have a problem with this.

    The council is, it appears, trying to head off a situation where local people ( particularly renters) see their housing costs go through the roof.

    It is not clear to me why that is an inappropriate use of council money.

    Would there be a similar objection if the money was being provided by the State or Feds?
