    you mean the blip? Talking about the 13/14/15 dead cat bounce when it was "apartments are everything" and then they were banned from R30.

    They should teach this at school along with your times tables but in a way i'm glad they don't!

    And as of a month ago, banks can give people the borrowing power to be a bit greedy again. Plus Perth is very cheap, so when the market eventually picks up and some FOMO finally sets in, it has the potential to really move.

    Agreed but at these bargain prices, borrowing capacities are not a big factor. It is by and large consumer confidence and negative sentiment. Exactly what I need when I am buying.

    Forget investments, there hasn't been a better time to buy a place to live-in. Not that long ago, I helped a friend close a deal in Huntingdale. He is a FHB and wanted a home for his growing family. Ended up getting a good size and well kept 4x2 on big size block that was fetching $400pw in rent at the time. Lucky for him there wasn't much left on the lease term so he let go of the tenants and moved in. Negotiated for mid-$300's. He'll do well.

    For an IP,
    do you like Huntingdale?
    or would you consider something closer to city?

    Spec: 4/2/2@500+sqm (price no bar, rental yield 4% at-least)

    Depends on the type of investor and budget. If you are a low risk investor that wants a 4x2 family home on a good size block and great yields but don't have a lot to spend then I would deffo recommend Huntingdale. My pick used to be Thornlie over there but Huntingdale offers better value.

    If your budget allows then stick to #Perth3k. My pick for max CG potential would be Vic Park.

    How about a duplex pair that you can convert to a 4x2 with a whopping 1000m2 triplex or more potential? Though you may have to sacrifice some yield for CG prospects.
