    has anyone got some good entry level markets round perth they're looking at? in the 400k range, with a renovation potential, i had my eyes on redcliffe? close to new rail link, and surrounded by decent suburbs, close to airport and a 15 min train ride to city with new link in place.

    Beckenham or Thornlie would be worth investigating.

    Price and location. Beckenham is not a bad run to the city and has a train and Carousel. Thronlie has the train and a decent shopping centre. Could be good value at the right price.

    I like beckenham. It is surprisingly close to the city.

    what do you think of the areas like redcliffe and cloverdale, some good period style houses up for under 400k

    One of our managers lives in beckenham with a few rentals around cloverdale.

    I will talk to him tomorrow for his opinion. I am not focussed on that area - I look mainly at subi to Dalkeith to Claremont and back.

    How much renovation do you want to do?
    What is the end game, reno and sell or reno and rent?

    I invest in Cloverdale. I don't mind it. Not sure what is around for under 400k though. But then I am always looking at development sites, which cost more :D

    me and my dad are in the building trade so we know a fair few different trades, new kitchen bathroom floors and even an extension we could do on the cheap, end game would be to renovate and rent out, so would want a suburb that has a little bit of a future

    Excellent so a lovely 70/80s house might be perfect for you.
    I'd add Padbury and surrounds to your list - it has the beach and the train lines and lots of houses that need some love

    Our guys liked both suburbs. Cloverdale simply because of the size of the blocks, Abernathy Raod and distance to the city. Beckenham due to the train line.

    If you are looking at Beckenham stay away from the section between Albany Highway and Kenwick Link and the Mills park area is quite nice as it has all been done up lately.

    The crime stats are (apparantly) worse for Cloverdale.

    The short answer is that personal preference is a massive factor between the two. The guy I spoke to was Beckenham all the way - but he also grew up there.

    Not sure if this is what you are looking for and I don't know the area so you will need to do some work to determine if there is money to be made. Basic retain and build project. Low entry and most likely very low end values too. Front house could be renovated, split and sold off. Back block sold or develop to hold or sell. No idea on the feasibility. Could be great or could be a dud.

    @adam duckworth ... or, some inspiration if you are looking to reno. Last year I looked at this property in Belmont. It was disgusting. Most rooms were stacked high with rubbish, vines were growing through the roof and ceilings (I could see daylight through the roof in the kitchen), there was dirt in the bathroom floor, the yard was overgrown and full of dead cars etc. A deal was done and the property was renovated and split. Front (retained) house and back block are on the market. Sale prices will give a guide to how much to pay for the original house.

    You could have done pretty much the same thing with this property that sold for just over $500k

    Otherwise, you could look at houses that need renovating but can't be split. They should be a lower price.
