    I have been a big fan of Morley, however the desirable pocket is south of Morley Drive, as close to Galleria shopping centre as possible

    Problem is these properties are as scarce as hens teeth and when they hit the market its a bidding war.

    Bedford is also an area to target, most pockets tree lined street, many character homes only I think 6 km from city
    Holy grail here would be a property where you can retain character home and build at rear. Once again hard to source. Best way is to align with an agent in the area and build a relationship

    X2 but would also recommend buying near Beaufort/Broun st. Walking distance to direct city buses make it so convenient.

    Holy grail - seem to be pushing close 1 million when they pop

    Just saw one today - mid 600s with potential off an non conventional retain and subdivide
    Not ideal - but perfect for anyone trying to squeeze into the area

    Reached out to a conveyancer to support me with submitting an offer (such as how to word my conditions) and they responded with they don't provide advice and review of the contact. Once both parties have signed the contract conveyancing would then get involved. Is this normal practice? It doesn't seem right to sign a contract before getting legal advice...

    Yeah, I have a really hard time trying to buy in WA as well. Too incompetence this bunch

    It's not my experience. I would always recommend that someone review and make sure an interstate person is aware of how contracts are done in Perth because it's quite different.

    However if it's a conveyancer and not a lawyer conveyancer they may be unable to offer advice like that because it's legal advice.

    You should probably use a solicitor instead of a conveyancer for that.

    It's quite odd as my conveyancer in Victoria often went through the contract and gave me the green light prior to submitting an offer. Does that mean majority of Interstate investors who use conveyancers don't get support with reviewing their contract and just jump in?

    I use the team at MDH Legal. They have licensed conveyancers and a lawyer so can handle everything in house.

    I would still expect they would get support and they would help educate on how contracts work here so I'm surprised they wouldn't for you. Perhaps they are busy at the moment and only want to help out those that know they will have the business of?

    I'm a little surprised at the confusion. In WA residential contacts are usually done using a standard REIWA O&A document which is readily available.

    The clauses that would need review would be those that are added to the O&A document by the Buyer before he submits his offer. The RE Agent can assist the Buyer in the wording of these additional clauses, but the Buyer can actually write in their own extra clauses before they sign the offer.

    Typically these extra clauses might include:
    • Building and pest inspection etc
    • All electrical and plumbing items in working order at time of settlement
    • Inclusion or exclusion of any specific items that may not be fixed or built in (eg, dishwasher, shed, sunshades etc)
    • Early access prior to settlement etc
    For any interstate buyers. I would recommend they review the standard "Contract for Sale of land or strata title by offer and acceptance" and the "Joint Form of General Conditions For the Sale of Land" which are available from RE Agents and REIWA.

    Then it is only the extra clauses that you add to the standard contract.

    If anything they were over cautious and weren't too happy that I submitted offers prior to them reviewing them.

    Just remember a lot of conveyancers are over capacity at the moment (from having low business just over 12 months ago to being inundated with sales)
