    depends on suburb, location and houses are in far more demand than units

    The thing is some re agents wont give a price, this is what happens in boom times. Its up to buyer to work it out unfortunately

    I noticed that marketing tactic as well, which seems to be popular with a lot of agents in Perth. I forked out $200 signing up to propertyvalue.com.au by Core Logic, which gives an estimate of the price for each property. It also provides you with a detailed timeline of the property and how long it has been on the market for etc.

    What did your conveyancer say when you asked them why they settled and didn't delay it? Did you know what time it was scheduled for? DId you ask them to delay it to after inspection?

    2 examples

    599k - offered 650k and secured it quiet easily - very happy with this. Also this was a stepping stone into squeezing into the neighbourhood
    450k+ - offered 475k - got squeezed another 5k and purchased for 480k. Wasn't too fussed on this one but it was set up correct for future retain and subdivide

    Was going through my saved folder on REA.com.au
    In relation to the second example
    comparable (slightly better as it had a garage v carport) sold for 421k in April. Fast forward to November 480k.

    But then every markets gone up pretty much

    Did you not just buy a house in the Methlands for $320k with a bit of paint worth $400k?

    Why wait to sell. List it now offers from $425k?

    I visit lots of houses around where I live. Many are reduced after a week or two of being listed.

    what markets in Perth are falling??? Please share

    You posted a link on a unit in Railway Parade, Mt Lawley some time ago. This was a lemon due to inferior location. Developers could not offload these when they were completed and price was dropped for good reason

    Indications are Definately 5 Feb, until then its the usual BS

    We Even have a new app specifically for this gala event

    We need the workers, even McGowan realises this

    Regardless, nothing going to stop what’s happening FOMO…. Low stock. Boom

    What do you think of this place, or similar houses ~$550k-$650k in "good" areas of Quinns Rocks

    I'm thinking there is not so much land in the 500m to the beach, Mindarie is exxy in comparison, and by Eastern States standards, it's cheap. On the other hand these prices are beyond the previous boom and I'm not sure it will rent for more than $400, being whoop whoop by Perth standards

    It's funny cos the 90% vaxxed means much less now given so many people's immunity has waned. Will be a very interesting next few months in the mining industry. Labour shortages already causing issues, not sure how the industry will be when covid takes out chunks of labour.
