    WM - I'm not sure medium spec places are fetching that figure at the moment but does depend on land size.
    I think my places would be doing well to be getting $850k in the current market. But I have really looked closely.

    Medium spec might be the wrong word. I wouldn't aim for the $1.2++ market but 2 street front houses with a nice Yokine spec aiming for the $900-$1m mark I think would be popular.
    I've run the comparables there for a client and there is some opportunity.
    You'd aim for something like this with a nicer elevation -

    Wordsworth is opposite Yokine Reserve (direct park views) and will havea little premium over the houses in streets further back.

    I totally agree stay away from yokine,we just managed to come away with a very small profit It was not worth the effort,that was 18 months ago as well.
