    Hi has anyone used these buyers agents.
    They are talking about
    Positively geared
    Under or around 200k
    In more rural towns around 20000 people
    Yields up to around 10%
    Buying off market and uner value
    Town with large infrastructure projects

    Regional property is very boom / bust. Regional economies are at mercy of those industries and they can stop / start abruptly as the projects ends. Example = Port Hedland. This weeks announcement about Toowoomba is a great example. Beoing to build a plant and employ hundreds... To build what "could" be 6 drones...maybe for the RAAF. No contract has been signed or even discussed says the RAAF. Then other countries "might" also buy them Boeing says...No contracts. No customers yet. Fast fwd a year to the US elections. Boeing announces it will move the production to Texas where the Joint Strike Fighter is built. Trumps want US jobs. and argues its national security too..... That announcement was Anna making up for the lost quarantine facility at Wellcamp. That how quickly regions get played.

    Illiquid in most years.

    Remember the yields and growth are off that really low and unstable base. Is it up beacuse of this once in a decade breaking of the drought and record harvests ?

    I personally wouldn't put money in those markets. The risk of losing significant capital is moderate to strong. The CF often pales in comparison to the negative equity many of those towns ultimately experience.

    I sadly have dealt with the aftermath of guys buying in these areas. People with a 9m portfolio geared at 40% now totally wiped out.

    It is heartbreaking and typically comes with mental illness and divorce.

    Have had a few clients over the years not with that large a number thank god, but also saw the same Myopia in the late 90s and early 2000s with OTP in Docklands Melbourne.

    A good Gambler takes their money off the table and redeploys into other things

    Home values crash by close to 80 per cent post-mining boom
