    Tekoz, I think it looks great. I don't think the 4th bed size is an issue - how many want a 4th adult? Perfect for kid or study, or junk room.

    The numbers are good. Let us know when it rents so we can wish you well done instead of taking the ****. Your resilience is resounding. :)

    That's my friend's place who bought exactly the same specs as mine.

    He's the agent who sold me the unit in Sydney and mine is currently still being repaired for some defects.

    What's wrong with the asking price for the rental per week ?

    Well, you can use it as nook or study room, but of course it is possible for a baby room or kids room :cool:.

    The possibilities are limitless mate.

    yeah, not bad for $300k initial investment journey and $370 p.w rental...

    My idea here is to proof that even small home in QLD can be profitable when you brave enough to take the action.

    @BB5 Not yet opened as far as I can see. But in the next few years, this suburb will be gentrified for sure.

    just like in Sydney. Schofields, Marsden Park, Riverstone, Edmondson Park, Oran Park and Jordan Springs, they are all has to start somewhere far and cheap, but look at them now !

    They are gentrifying slowly.

    There is nothing wrong with that asking. even if you get $350/wk it is still good yield + depreciation
    What is the size of the floor/plan area?

    You've got to be kidding me, this area gentrifying in the next "few years". Sorry but Park Ridge is about as far out as you can get in Brisbane and next to know public transport. New outer ring developments like this don't really gentrify. There are plenty of older middle ring suburbs in Brisbane that havn't gentrified yet.

    I was about to buy some property there as it looks promising on the RPData table :cool:.
    But somehow I remember someone told me here that Acacia Ridge is industrial area so not a good place to invest for short term capital gain between 5-10 years.

    Can anyone confirm here please ?

    @Tekoz I think you will do well, good rental return, low maintenance, plenty of depreciation to claim.
    CG might be more in line with rising building costs over time.

    Re Acacia Ridge- industrial area, all the arterial roads in the suburb suffer from heavy truck usage with associated noise in the wrong places.
    Some parts prone to flooding, it's cheap I don't like it but... it's risen in value and most likely will continue to do so. It's a very ugly duckling if you know what I mean.
    Outside of Rocklea it's probably one of the cheapest suburbs in greater Brisbane considering it's distance to the CBD.
    Boundary, Beattie and Beaudesert roads are a nightmare in peak hour but where isn't I suppose.
    Train station not that far away is a plus.

    @HUGH72 thanks for the sharing Hugh, even if this Park Ridge is not so great investment, at least I just need to hold it longer anyway.

    I will have to visit those suburbs (Acacia Ridge and Rocklea) to buy existing cheaper property sub $350k this year once I got my pre-approval completed.

    @jordy thanks for the suggestion. but somehow it is already expensive more than $400k+ as the median price.

    It's next to Sunnybank and the Beenleigh train line. That's probably why.
