    Surprising news when I look at the top 10 Fastest Growing suburbs in Australia, especially in Queensland state, Park Ridge QLD 4125, is now at number 9 :D

    Despite its far location from Brisbane CBD and negative comments regarding this suburbs in Somersoft and this forum by some people, this suburb is now proving itself as the great candidates for the best investment location for newbie investor who can only affords to spend under $500k.

    What are your thougths and comments regarding this suburbs ?

    Note: This suburbs was very popular last year due to R/E marketer in Sydney tries to introduce this area for entry level investor.

    Thoughts and comments would be appreciated.:cool:

    I'm in the process now after paying $5k deposit.

    I will update again when it comes back with the pre approval from the bank.

    Because in Sydney, most of the Real Estate agent who markets the affordable H&L package promotes Park Ridge all the way up everyday, I guess it’s because of the future potential just like Schofields here in Sydney.

    personally I don’t like to invest in area that I haven’t seen it myself, but somehow according to my friend who bought it last week, it was a profitable deal that is once in a lifetime due to:

    1. For approximately $300k you get H&L package, considering the second stage is $400k, so it is surely a capital gain increase.
    2. Land size is 270 sqM (doesn’t matter as long as it has a land component, then it is always appreciates over times).
    3. Many big store names has been planned to open in Park Ridge.
    4. NSW investors are looking to buy in Brisbane, but the OTP apartment is already over supplied in Brisbane CBD.
    What are your thoughts and comments as a local Brisbane investor ?

    Is it a good place for buy and hold 5-7 years or should be somewhere else like Ipswich instead ?

    why doesnt he just buy the entire suburb????? then you are capitlising on it!!!!

    plus he gets discounts on PM fees, selling costs, plus numerous others!!

    @larrylarry Yes, I'm trying to mate.. i'm trying to here.

    slowly I've seen that the Suburb is now listed in the top 10 fastest growth suburbs in QLD, that's to begin with.

    A lot of growth is planned for around Park Ridge in the new Logan planning scheme. A lot of land is available - maybe 20/30 years supply - so scarcity is unlikely.
    Prices can increase as new housing stock replaces old - with new modern housing prices.
