Paint colour for IP

    I do the same.

    Do you use Aqua Enamel or actual oil base?

    Most paint colours are tinted in the shop, so you buy the plain base paint which includes the cost of tinting it to your selected colour. There are water based wall paints with different levels of gloss or sheen. So you can get matt, low sheen, semi gloss, gloss. I like low sheen for walls.

    A good wash and wear is good for walls. I like oil based for doors and trim.

    I just painted our bedrooms with taubmans endure low sheen white. I used it to paint the walls, cornice and ceiling so there is no cutting in except skirting and architraves which I done in dulux super gloss enamel vivid white as it is hard waring. Gives a fresh feel to the house.

    The oil based gives off fumes for a few days and the clean up in turps is a PITA, as is the longer drying time, but I find it wears better than the water based enamel.

    Put a few bowls of white vinegar around the room you are painting. It actually works to stop the smell. With the clean up I just find its easier to throw it out if I'm not using it again for awhile. If I'm just leaving it overnight I wrap the brushes and rollers in Glad wrap

    Dulux Natural white is the go to modern colour these days. Lots of architects recommend it.

    Every IP of mine has the same colour scheme.

    Can't recall the colours name but it's a bit more cream than white (they're not morgues after all), cream feels a little more warm and homely than plain white.

    Goes with anything, entirely inoffensive & that's the crux of the matter. Doesn't matter what weird furniture a tenant has, or what floors you've got.

    Just pick one of the million variations of cream (whether it's hogs bristle or any other) and stick with it. Keep any leftovers, I often get a few walls painted between tenancies - walls are quick and just make the places look so much fresher than the inevitable marks left by tenants.

    I also like to leave a litre or so under the laundry sink. Sometimes tenants even use it to touch up themselves in their desperation to get their bond back. Cost is neglible really.

    Choose one colour and you won't build up a collection of different paints at your PPOR.

    Part two of the standard colour scheme - forgot to mention architraves and cornices and doors 1.5 strength.

    I believe better than white as its more forgiving than white when it comes to tenants who have no idea what door handles are for. It always amazes me the build up of oily hand prints next to the handles.

    I get less headaches from oil and love the smell too.

    To make it quicker and easier and because ceilings are usually a low sheen white I thought why not do the walls the same as we wanted a low sheen white wall anyway. It actually looks quite good. The ceiling and walls don't look exactly the same as the lighting is different on the ceiling and walls.

    A few of ours are antique white USA, makes for easy touchups later on if only need to keep 1 spare tin.

    Also, I know oil based is meant to be better, but used water based as so much easier.

    Interesting I figured matte would be the standard finish for ceilings (after all they don't really need to be washed like walls do)?

    I think I am liking Whisper White for our IP repaint. Still not sure on what colour to match for doors/architraves etc, maybe a light great (ie darker version of the same spectrum as Whisper). The standard white / WA White for the ceiling. Any one found a good palate to complement Whisper White?

    So I was in Bunnings on the weekend talking paint types and got hijacked by the Dulux guy who pretty much sold me on Dulux Wash and Wear as the best durable/washable paint for an IP (not surprisingly, given his affiliation).

    What do you guys recon - is Dulux Wash and Wear just the 'Rolls Royce' (read: good but unnecessarily expensive) durable paint choice for an IP, or is it really as good as this guy said and worth the money?

    I don't plan on repainting this (fairly old) IP too often, so durability IS important.

    (NB: he didn't literally 'sell' me the paint, just a matter of speaking! I'm still yet to buy anything)

    Wow. Not so good then... haha. Wonder how long it will take for them to sort this out (assuming they do).

    So WAS it the ducks nuts (i.e. worth the extra cost), but NOT if it is the new/current batch?

    Yeah wash and wear is the go for walls. You really can wipe a lot of stuff off with a sponge.

    @theperthurbanist what did you end up associating the whisper white with? I have the same dilemma, I was thinking vivid white high gloss enamel.
