    I'm not sure if it is different in VIC to NSW. The new firm we were hiring were able to help us out with templates and provide support/advice on the wording as it does have to be very specific.

    Is he simply an owner who is doing his best? Is he paid for his work?

    If you are unhappy you can put forward a motion to have an outside professional manager appointed, but you will need others to agree. With only 4 owners it will mean a strata fee increase if the present person is a volunteer.

    The Queensland-based developers of my building (Vic), completed 2005, appointed strata managers on a 25 year contract which was in effect a licence to print money - in return they probably pocketed a useful sum. In the end, much as it grieved us all to do it, we bought the old managers out for a seven-digit sum. Such contracts are now not legal AIUI but on the best legal advice we had no other way out.
