    1. I would wall in the front
    2. Depends on which carpet range you can choose from. Sometimes you can find something that doesn't look too cheap. I've managed to stay in builders range so far
    3. Lighting - yes some upgrades here are good, ie LED downlights and a pendant over the island bench
    4. Nah, just normal garden beds will be fine unless you get a great price on some raised beds but they need footings, laying, waterproofing, render and then plants. You probably won't see that money back
    5. staging - kmart + gumtree or stagers. It depends how much your time is worth. I think the bargain part of staging is the delivery and set up - it's 3 people for at least half a day and take down. Your time is money so think hard about how much you can save buying your own and DIY
    6. If you love something set it free? Just think how much someone else will enjoy it and that it helps you to move onto next project

    Hi all,

    I've had a few PM's on the units and my last post on this was in October. :( sorry
    Every time I go out there and take pictures my day job pulls me in another direction.

    Our builder is making this process seem easy and the next one John and I will do with our eyes closed.

    I can honestly say I'm so proud of these units and the effort we have put in. So does the market.......!!! We have already sold one of the units after engaging Siobhan Micale from Yard Property. She has been working hard for us and her selling strategy is brilliant.

    Enjoy the pics... Hoping to be on the market anytime soon.

    Big thanks to Westminster and MTR for your comments along the way

    For anyone who is interested my wife staged the front unit for sale.... i think she has done a bloody good job. We acquired a few quotes from stylists and the prices were about $2700 for a month. If anyone in the group would like to hire the stuff at a reduced rate let me know.

    So all of our units are now unconditional and all SOLD in 5 days, 1 home open.
    Very happy with the outcome. We were very hands on in this project and our effort has paid off.

    All of our staging items got purchased from U1 buyer...... happy days :)
