    Went to look at the outside the other day of this Unit selling .
    Looked ok by the advert.
    Selling 87k with return of 150 week.. I felt excited as I went to look at it.. But as soon as I walked into the grounds of the building (11am) to see groups of young guys (drinking) sitting around I knew it wasnt what I expected.

    They didnt say anything to me but I was concerned they could follow me into the building and try to rob me or something.

    Well have to say the place was a mess... Just general untidiness in the stairwells.. Syringes..alcohol bottles etc.... Vomit in the shared laundry.. Rust all over the washing machine , looks like they have 2 for the whole building !!

    Walked up the stairs to hear boom boom music so loud and it was 11am in the morning !!
    I did feel scared which is unusual for me but i just had this bad feeling as i walked through.:eek:
    I could hear people arguing in one unit.. Then a lot of noise (groups of young guys) in another unit swearing loudly and drinking.


    I could actually smell urine in the corners of the stairwells .:mad:
    There are only 3 clothes lines to the whole place... So rusty the old 70's Hills hoist.

    That said if someone here is desperate for a low investment ... Go for it !!:p
    I dont know the Strata fees however., obviously not very high ! :eek:
    However if you ever wanted to be a SlumLord heres your chance.

    I would do due diligence though.. I expect there would be special levies soon to fix the burnt out letterboxes which were all on the ground ,and repairs to the front smashed glass doors which stay open it seems so any Tom Dick Harry can walk in . ( just like I did)

    How they could let a building get in that state is unbelievable !!

    When u let a building detoriate with graffitti etc then it becomes worser as in the saying "broken windows"
    At least give these tenants some dignity by fixing their letterboxes .. Burnt, graffitted, overflowing with junk mail.
    Have a cleaner clean the stairwells !!

    I take it the majority of owners may live away from Orange and hence the Strata dont meet and look at it ?:oops:
    As soon as I got back to the car my friend who waited in the car said "lets go ! as the youths were pratically looking inside .(maybe they thought we were drug dealers or something)

    Is it Orange where property managers refuse to take on new customers and certain areas of the town? I'm pretty sure it was.

    Thats Tamworth (Coledale) and Wagga (Ashmont and Tolland), Orange isnt that bad but there would be areas nobody wants to manage in

    Before I noticed your attachment I was going to ask if it was Margaret st.

    Yes, some PM books are closed in parts of Orange too.

    I'd put money on it that Moshe has discovered Hill end and is doing some wheeling and dealing. Pick and shovel use unlikely

    What about locations with "Big" things, like Orange has the Big Orange, that could be his next strategy.

    Orange is known for its apples whereas Berri has citrus, Berry - dairy cattle and Beerwah - ginger.

    You'd think that they could get the names to match the crop/activity eg. Woodenbong (no explanation needed).
