    have a question, I'm appraising a property tomorrow in Gilston.
    It is unique, the only property like it in regards to plan and size.
    Every other property is 4B 2b.

    This one however, has 3 king size bedrooms. A Buttler pantry. 2 bathrooms. Beautiful kitchen with top of the line Italian appliances. And a landscaped back and front yard, eliminating all grass.

    Other properties have been selling mid-high 500's. And the owners are wanting mid-low 600's.

    Would be intersting to hear your thoughts!

    Hi Nathan

    id say they are on the money if the place is that much different , on the low 600s, mid 600s is possibly "white picket fence sydnrome" though.

    There are many family scenarios who will pay a little more for the larger beds

    what does the cma suggest oris the place a relatively new build ?

    The cma was a hard one simply due to the fact it is the only house with 3 bedrooms.
    With the yard the way it is. And with a butlers pantry.

    But it did say high mid-high 500's. Which is what makes it hard.

    In our area, butlers pantries are nice but add no real $$$.
