    Just looking, not necessarily buying now and learning.

    Here is a list of suburbs in the 10 km ring

    What represents good value in your opinion (apartments will not be considered)

    What has a great vibe, community spirit/lifestyle in your opinion.

    Of course its all about our own perception and what we like. For me want to be near cafes, restaurants.

    I love Hawthorn, but surely there are other locations ...….without this price tag. I want more bang for my money....

    Narrowed it down a bit for you. I like the same things your after- these suburbs are most suited. The Footscray/kingsville/seddon slightly less so.

    Pretty extensive list there! Assume you're buying a PPOR?

    I work in Windsor (in between High & Chapel St) and I've been pleasantly surprised - it's a really nice area with great schools, shopping, transport and restaurants at your doorstep. There's also a new school going in on High St which is opening in 2019.

    Others that I like in that list are Elwood, St Kilda, Richmond and South Yarra for similar reasons as Windsor, but finding a standalone dwelling may be hard. Avoid apartments.

    Caulfield is nice if you want a balance between proximity to city and being 'in the suburbs'.

    I think the next step for you is to nut out whether you want to go west, north, inner east or south east... for example, in the last few months I've been travelling back and forth to Clifton Hill for work, and I'd never want to live here as you'd be dealing with Punt Road every day...

    Your right....about whether I go inner north, west or east.... still working on this

    Clifton Hill is off the list perhaps??? Though I think this suburb represents good value

    I dont need to travel to work each day do perhaps Punt street not an issue whatsoever

    That's the only negative that I've seen re Clifton Hill being on the ground. Otherwise it's a very nice small pocket, it has character, some shops, access to train stations, quiet streets, etc.

    But it's completely different to the likes of St Kilda or Caulfield in your list, so definitely narrow it down to region and go from there :)

    I’m probably biased but I have have always maintained that the north west is the most undervalued real estate in Victoria.
    It makes zero sense to pay almost double to be the same distance (with far worse traffic) in the East. With the “credit crunch” but people still wanting a lifestyle and proximity to CBD will switch sides.

    My choice on that list is Moonee Ponds and Essendon.

    Out of that list, Seddon/Essendon/Moonee Ponds (not in order).

    Didn't think Gardenvale is <10kms from the city, definitely feels further out when driving SE.

    Pascoe vale south is really good value to my mind as it's on the other side of Bell street and 15 minutes away from the city(using city Link).
    Why the 10km radius and not 11-12KM for example? You'd be missing out on other good suburbs that are probably cheaper

    I think Moonee Ponds - Ascot Vale - Kensignton are good in terms of overall amenity and distance from the city, especially considering the prices for property a similar distance from the city on the east.

    I personally quite like Port Melbourne/South Melbourne - you have to pick the right areas specifically in South Melbourne though (there are a couple of dodgy spots).

    If you don't mind me asking what are the dodgy spots to avoid in South Melbourne?

    I also find South Melbourne very appealing. In terms of proximity to the city, the beach and the nice areas of Middle / Albert Park it takes some beating. I think you would want to find a quiet street though as it seems to be a bit busy near the main thoroughfares like Clarendon street.

    Actually we are in the same boat as I am looking at purchasing a PPOR within 5 to 10 km of the cbd as well.

    The areas I am currently looking at are West Melbourne/North Melbourne, South Melbourne, Richmond, North Fitzroy and Brunswick/ East Brunswick. Would love to get either a renovated terrace house or a converted warehouse in any of those suburbs.

    Something to be mindful of if you have kids is the High School the suburbs are zoned for. Each of the suburbs listed above (i.e. West Melbourne zoned to University High) have good schools with in their zone.

    Whereas Kensington (whilst a ripper of a suburb and close to the cbd) is not zoned to a particularly good high school. In Melbourne more so than any other Australian capital city high school zoning is very important (more so if you have kids obviously).

    Let me know how you go though as we can compare notes on our search for the perfect house!

    Northcote... has a good vibe. Palace cinema Westgarth is a really nice cinema. Lots of places to eat, and trams.

    If you go slightly north to next Suburb - Thornbury it's nice too and a fraction cheaper. But definitely recommend Northcote if you want to be walking distance to many things, eg. trams, trains, cinema, shops, restaurants.
