Just thought I'd report back from an auction I attended on the weekend. http://www.realestate.com.au/property-house-wa-willagee-120335113 I thought be interesting to see how it went, since I keep a fairly close eye on the Willagee market these days. Turns out the auction was pretty flat. Around 7 or 8 different parties, and not a single bid. Auctioneer passed it in on their own vendor bid of $550k (I think it was). Now looks like its listed for offers from $580k. Could be a good pickup as long as the R60 zoning doesn't become too tricky to qualify for.
To get the R60 in willagee don't you need 2000sqm? at the R40 lower zoning I don't think the numbers work out, I could be wrong.
I think its a R20/R60 zone actually. To qualify for the higher coding, the short version is that the lot needs to have its vehicle access off leach highway. That's the short version - the long version is that it gets tricky because the council also wants lot owners to provide easements or right of ways to the lots that don't have street frontage separate to Leach Hwy.
