    Hey @melbournian I wish I got something at Rocklea.... making a decision by tomorrow....the land is priced at 154k for just under 300sqm

    How far into the future?

    I like doing 4/2/2 on anything between 320-375sqm. As long as it's not an odd shaped block. But then the odd shaped ones are easier grabs.:D

    Damn @sash u got ur pockets in just abt all the hottest h&l in Melbourne

    I looked at woodlea but didn't go for it. I probably shud do one more h&l. Still considering

    2x2 unit subdivisions completed total profit $220k my share $110k.

    1x12 Lot subdivision completed my share two lots for free worth $300k in total. Completed 2x H&L on these and renting at $405pw each build cost $215k turnkey ea.

    2xH&L under construction will sell one for $100k Profit the other will rent with $100k created equity. So total $200k

    1xH&L to settle in Mar that has already been onsold with 90-100k Profit. Inc built form commission.

    1xH&L to $200k settle in Mar building $220k turnkey plus say 13k stamps and interest. Should Val up at $520-550k on completion and rent at $450pw. So say $100k equity.

    2.5 x H&L to settle in Cranbourne North In July will sell all three for $220-250k Profit with built form.

    Been a good 18 months. :)

    That is $1m in equity/profit in 18 months.......even if paid say 300k in taxes it is still 700k.

    Yep. Where has it all gone. Lol. Some is still in properties some is still to come and some went on living I suppose as I wasn't earning all the time.

    Hey Melbournian how do you go about sourcing the kitchens? I really think Australia is a rip off for Kitchens. In the UK all the Bunnings type stores have massive ranges of do it yourself kitchens and they are often having 50% off sales on cabinets. I did my UK kitchen, a large one for under $2000 doing it myself. Is there a way I can get these kits into Australia?

    I am out of that game (in that area). You can get it shipped from the UK using specialist importers but why? unless there is economies of scale and it is worthwhile your time. Warranty wise as well.

    Ha I wish, I started with $50k equity. I had some private loans assist me and then Refinanced them out asap. Otherwise all institutional debt now with the big fouR.

    Edit: all 80:20 lvr max though. No lmi. Growth has helped this.

    Very nice....I doubt many have done what you have in a short period of time.

    Congrats...keep sharing the H&L stuff...luv to keep up.....alas...not a nimble....
