    What suburb is this in? Be mindful that in the majority of suburbs of Adelaide, hammerhead blocks value extremely poorly compared to traditional divisions.

    4m for access is an overkill for a 2 unit block. In vic its 3 m with a 4 metre turning radius (inner). ask for a copy of regulation.

    Your frontage looks OK why would you do a hammerhead instead a centre split. As Corey said, hammerheads value poorly unless in the infill development demand areas close to city

    You can also search for water, power etc assets with the overlays at the site below

    The existing house at the front is in good condition. The thinking was to use the 'free' land to build and hold a small house on a hammerhead behind. The numbers don't quite add up with a demolition and split.

    Whats your land size and dimensions? Unless on 800+, by the time you maintain your POS requirements + driveway, and dont want to do a community title, its hard to make it stack up
