    Lemme buy a few more before the mass figures it out haha

    It would be interesting to see the actual Brisbane % figures removing apartments, cause clearly that’s dragging the stats down.

    Dragging the stats down is a good thing. It further disguises to the herd what is happening giving the savvy investors more time to snap up deals. That's what's been going on in Brissy over the past 3 years already. Most ppl out there have no idea that suburbs in Brissy have risen like 30-40%. Don't you love this game :cool:

    Worth keeping in mind ( more so Inner and outer areas ) with bias towards new builds , median prices start clouding real price growth as products are not like for like. Unless it’s a hedonic which adjusts for noise.

    Doesn't say much. YoY prices could be up but Month on month could be down. Markets could have turned already. Those suburbs may just be lagging.

    In any case, looking at corelogic stats Brisbane houses were slightly positive MOM and even apartments shows small MoM gain for Sept. Canberra and Hobart doing OK with gains as well, I wonder why no one is talking much about those.

    Was chatting to an agent in Paddington today who had also seen the 15% growth figure year to date however he said in reality he felt the figure was more like three to six percent and it's just that quite a few $2m type properties had sold

    Mitchelton is doing nicely of lately. I am little disappointed with Stafford though. it didn't move much at all the the last year or two.

    Bought in Enoggera a while back expecting the prices of Alderly to flow on down - damn gap just keeps getting bigger !

    Paddington's definitely moved, I had a valuer come through this week (bank valuation), up 12% since purchase 2 years ago. Was a bit surprised, since it's a 80's brick 2 bedder and not your typical queenslander.

    Purchased in Ferny Hills a few months back and confident prices will flow out at some point. Plus strong OO suburb with good value add potential. Lots of houses getting reno’d etc.

    Surely if / when Brisbane takes off these surburs will see some significant growth.

    Lovely area in the hills, even right up as far as Eaton's. im in Everton so not far, however how is the land supply out your way? Some developments happening out those ways and Huge blocks of land for sale, Vacant or supply of land seems to be the enemy of capital growth

    Yea that’s right there is a fair bit of land and it was a consideration. However I’ve bought in a pocket that doesn’t have any land in the immediate vicinity and is close to ammenities / transport etc.

    Most of the new builds in those areas are on small blocks / main roads.. don't think need to be too concerned.

    Out and about in Spring, properties seem to be moving fairly fast to sold in under a month in the Northern suburbs for the mid-tier stuff I keep an eye on. No crash in Brisbane.

    There has been a push by Hills District residents to change to Brisbane local govt. It's been quiet of late in my experience, but should that ever happen values would increase to Brisbane's.

    Have you noticed the distinct change in values between Brisbane and Moreton as you cross the border? Has historically been the case. I dont follow this matter, but every so often there is something in the local Quest papers and the council newsletters. We had a vote on it at a recent election. But those who do care are very passionate.
