No strata townhouse?

    Its not uncommon in small complexes. Some are privately managed as well by the owners and they raise money as needed if the sinking fund is low.

    They would still need to have a body corporate so ask for the last 2 years minutes and financials to see if any major repairs/issues are in the pipeline.

    Had a look at the pics and seems its a 4 banger and not a lot of common ground which further supports no need for strata fees. You may find they insure separately as well?

    Lived in a townhouse in Reservoir quite a few years back (in a block of 4). We had no active body corporate. Each townhouse was owner occupied and each owner paid for their own insurance and we all took out a public liability insurance for the common driveway. There were no issues.
