We are about 5 months off selling our house. So I am currently looking for the next home to renovate - which there is a house across the road from us which has excellent potential.

By law can we approach the people living in the house and ask if you are wanting to sell?

    Absolutely.
It will be even better if you can come to an agreement without involving REAs so that there is no commission in the deal to sway them to a lower price

Okay, Thank you! The only problem is, she is about 80. Which I might wait until her family pop in for a visit, I don't really want to frighten her, it is such a good little renovator. Buying a house without real-estate fees would be perfect.

I think that's a good idea. You don't want her family saying you pressured her into a sale etc.

do you do quick renovate and sell? or after renovating, you hold a few years then sell?

I am just wondering in current market, is it profitable to do quick renovate and sell?

Depends on the market you are buying in. If you buy in a strong up trending market for a good price, then add value (assuming it has add value potential) its possible to flip in the short term for a decent profit. But from my experience having all the stars align, is not an easy task and its especially not easy for a newbie.

I'd do as you've suggested - wait for the family to be present and then pop around and ask the question.

    Cheers

It really depends on the condition of the house. The house we are currently renovating is a 1 year project. We have already had our agent over and has told us what to focus on, once completed will go up on the market.

In a perfect world I would love the old lady to say yes you can buy my house, we would sell our house, ask the new owners if we can rent for 4 weeks then my partner would take 1 month off work and make a huge start on the next one, which would be new kitchen, new bathroom, downlights carpet and paint! saying all this pretty sure the old lady won't sell!! haha maybe I need to bribe her with home bake treats?

I am sure home bake treats will work, only if you are good at baking, lol
