    Good lord this just shows how much Mayfield has moved. I haven't been up in over a year but next time I won't be surprised if Maitland Road has the odd quality cafe/restaurant or two.

    Already does. Some dive buildings have been converted into cafes and quality coffee shops. Demographics are changing. But still the odd stabbing..

    There would be at least 10 good coffee shops, most of them you have to sit on milk creates, generally the best sign that an area is booming.

    The new Coles supermarket shopping Center development has kicked off on Maitland Rd might even be ready by Xmas at the speed they’re moving.

    I'm looking at kotara for the next one ... but probably won't be in position until this time next year :(

    Like never before. Singleton too a bit while Cessnock and Kurri seems like drying out lately.

    I just sold my house there. It has slowed up but it’s always had pretty solid CG. I’m not sure if it will have an impact on existing Stockton but they are developing all the fort up near the bridge and another section of the shooting range in Fern Bay which the defence force have bought 50%. They are also saying the hospital will be a centre hub with shops and a supermarket. Can look up that plan online.

    There will be some land coming up in the next few years so I’m not sure what impact that will have, a lot more qualified ppl on here that would know more

    Does anyone have any thoughts on Edgeworth and the general surrounding suburbs?

    I am considering buying PPOR in that general area so obviously CG isn’t essential but would always be great.

    New land around edgeworth is damn expensive.

    Buying closer to town might be alright, big land content and renovation potential?

    Much more people in this thread actively monitoring the market, not I unfortunately.

    As mentioned before I think Kotara would be a great location but may be slightly out of our price range since limit is probably 550K and it will be a family home so would like 3 bedroom and over 500metre

    Edgy is ok. Its always been a 'working class' 'battler' type suburb. In the older spots anyway. I'd personally steer clear of the "keeping up with the Jones" in Cameron Park etc. Closer to Newcastle or the Lake the better. I haven't monitored the market out that way for some time but with that budget maybe look closer to Cardiff, Wallsend, etc.

    Anybody bought multiple properties in Newcastle? I’ve bought IP1 in Newcastle 12 months ago and would like to buy IP2 next 12 months. Many “Experts” advise to not buy in the same city and state even to diversify and also to minimise land tax which I agree they are correct but the thought of having to travel around the state and/or interstate to look at potential buying areas turns me off. I know I could use a buyers agent but I’ve never used one and I’d still want to research the area I end up choosing myself by visiting multiple times. Thoughts?

    I got 3 in Newcastle including PPOR. Two in the same suburb. I am planning to buy one more again in Q2/3.
    I know what you are saying not to put all in same basket but to me it gets easier to pick a good deal once you know the suburbs better
    I guess we could use BA but it’s really a fun hunting the houses

    I've got 5 in Newie .... soon to be 6 ... and another 2 up the valley. Tthere is such a variety of locations in the area

    I take the view that you can spread your risk and put a few eggs into a lot of different baskets OR put all your eggs in one basket and watch the basket like a hawk.
