    Re that Fletcher house - build cost would have been easily over $500k.

    Plus land value and all the stuffing around with council, seems to be priced at cost. Can't get much change out of 500k for a new home + pool in 2019.

    Don't know when the last time you guys built something, but material and labor are very expensive in this day and age, unless you're the kind of person that is happy to just bodge things together. High end stuff cost $$$ and realise the difference between a Bunnings kitchen and custom joinery.

    Still stand by my point that I think it’s ridiculous to pay >$1m in West West Wallsend

    Yep - built a 310sqm architect design, 4/3/2 single story joint for half again on what you said ... including landscaping, solar/battery and all utilities ... haven't been game to tell hubby the final cost as his costings head is still in the 1990's

    Next door put on a spec home - a nice, with lots of upgrades, spec home that still looks like a spec home for $450k - not including power, septic, driveway, any landscaping or the pool.

    Hey guys a bit of feedback. I ended up deciding on Safe Hands for the property management. Denise seemed quite passionate and the inspection reports looked quite good when compared with other companies. Thanks to you guys for the recommendations. The decision is easier when I know other investors have had a good experience.

    I agree. And while I grew up in a neighbourhood with no footpaths, I personally would never live somewhere that I couldn't walk/ride to all the things I need. But I am not all people, and obviously there is demand out there. Just not sure that much of that demand is over a mil...

    All it takes is one article like this for your name to be ruined.

    Would of been better off just letting them leave on there own terms and moving on. He will be losing a lot more business now because of this article.

    Yes - never taken to Mr Kentwell .... he was just a bit to slick for my liking

    One of his junior agents (who I got on really well with me) phone the other day - hadn't heard from him in 7 years - keen to let me know he'd "moved on"

    Apparently the office atmosphere was toxic and "backstab-bie" between agents

    any insights about potential growth and good rental yield in Hunter region ? say comparison between Aberglassyn, Gillieston Heights and Chishom.

    I have worked in a couple of offices where I have gone home to make business calls rather than make them at work ... :(

    I would stay away from Gillo (Gillerston Heights). Lots of rentals and low budget builds. Not great for long term growth. What is your price point?
