Newbie wanting opinion on ILRE mentoring

    Hi
    I’m at an I love real estate boot camp and considering signing up for platinum but doing my due diligence on Dymphna it was suggested I’d get just as much, possibly more help here.

    background - couple 51 and 53, in Brisbane townhouse PPR $500k equity, $300k mortgage.

    Strategy being considered:
    1. 2024 Upgrade PPR looking for title split opportunity (sell off land and pay off mortgage)
    2. 2025 Another manufactured growth split / Reno opportunity (investment not PPR) within 12 mths to give capital for #3.
    3. 2026 Industrial property (ideally within 2 hours of Brisbane) for cashflow.

    skills - feasibility assessment, project management and working with lawyer, mortgage broker, town planner etc

    Gaps - we outsource renovations as we don’t have those skills. Not sure how it’s possible to do a full reno for $50k as ILRE suggests.
    Blind spots from inexperience

    should we sign up and spend $30k?
    Would love to know more about other people’s experience especially if you’re a bit older like us.

    There are plenty of threads on Dymphna Boholt on here to give you some fairly unbiased opinions but I would be very very wary due to many of their seminar claims being found to be impossible and fined by Fair Trading over their content.

    I haven’t heard about Dymphana or ILRE before, but the alarm bells are ringing.

    I’d rather lose 30k via an investment and learn a few lessons before I’d even consider paying anyone that much for some sort of mentoring or education.

    Thanks looks like the links on Somersoft referring to both D and Jenman are now broken but I was able to see Jenman’s old post on X regarding D.

    I googled "Dymphna Boholt Neil Jenman". There were a number of unflattering hits, not just Somersoft and X.

    You could just hang around here for free. There's heaps of knowledge on this forum - and the vast majority of users are quite helpful.

    I honestly have no idea what sort of service is on offer - so I can't say whether it's worth it or not.....but $30k.....I spat a bit of coffee out when I read that.

    Makes you wonder, if the person selling the course is so successful why do they need to charge $30K ?? Insane.

    Welcome Peri

    Save the $30k, get yourself a few good books and maybe a podcast or 2. Build the fundamentals up, then speak with investors who walk the talk, plenty of discussion opportunity and material here.

    I signed up, but I haven't signed the agreement, and am getting a bit worried. Would appreciate anyones advice here if I can still get out of it since i didn't sign the agreement, but they have taken the first payment of $619. Can I still get out? Thanks!

    What does that mean?

    By what authority have they made the debit? How did you pay?

    Get some legal advice but you may have accepted their offer and be in a contract. Doesn't mean you can't escape it though
