    Hi all,
new to property investing having purchased a month ago in a beachside northern NSW town. Pleased to be about $5k per year +ve (after all planned costs) thanks to low interest rates. We were expected to be negatively geared, but we guess making money is better than claiming on a loss. Have deprec schedule, LL insurance, Insurance, Property manager and 12 month lease in place. Trying to find a good 3 year fixed rate.

Have been in the sharemarket since mid-2007. I have done the direct share holdings and concluded I am completely unsuited to that. Probably did average - but there are lower stress ways to do so. Settled on VAS/STW/ARG and various international ETFs (VGE, VAE. NDQ, WXOZ plus a very small number of direct holdigs).

Have really enjoyed the tax-tips on these forums, as well as the unexpected high quality ETF / MF discussions. Far far better quality discussion here on etfs/STW/Argo/AFI etc than on hotcopper.
