New to Property Chat - Perth Buyer's Agents

I was encouraged heavily by a number of people to join this community. Looking forward to engaging with you all and hopefully contributing something of value from time to time, specifically to do with the Perth market where we operate as buyer's agents and subdivision/development consultants and project managers.

I think a lot of people are looking at the Perth market, wondering if it's nearing the bottom. What's your take on this?

Thanks for your comment Peter. The view here on the West Coast is that we are certainly feeling an economic shift in the right direction with recent reports showing WA is the most improved market for new cars in Australia, we are seeing an increase in spend with the lead up to Christmas, an increase in state jobs, as well as the property market now seeing signs of stabilising. I believe we are through the worst of it and have seen the bottom of the Perth market (well and truly). Interestingly, we are also starting to see East Coast investors turn their attention now towards the Perth market with the east coast markets indicating a change in cycle. I think @Matthew Hughes and I can both confirm that the suburbs up to the north at least are definitely on the improve! Matt has just acted for me as a Buyer's Agent in Perth (and has done an absolutely phenomenal job) but I was surprised at the level of competition compared to even a few months ago when I first started doing some research.

We got a great result in the end but I wouldn't say it's a buyer's market anymore in a lot of those areas. Having said that, it's no Sydney boom yet and there is obviously plenty of upside to be had but we found that investment grade properties are going under contract within days in some cases.

 

It's interesting - even up north in Port Hedland, there's big competition for properties up there. I've got a couple of clients buying OO up there, and the opens are full, with multiple offers going in. Nice to hear some positive reports finally!
