New property investor

    Hi there!

    I am 25, from Sydney, and looking to purchase my first investment property.

    I am looking to buy via a property adviser who provides education and then assists to purchase land and build on it.

    Any advice or similar experiences would be appreciated.

    I've read up on things to look out for and check. The education has been great but I am going to speak to people who have purchased investment via the company.

    Even that isn't a great way to know if they're good - if it's very recent, they will have no idea if it's good or not. And if it's been a few years and they caught the Sydney boom, you'd have to ask how likely that is to replicate in the near future?

    One thing I know is that if you're building new, you're likely on the fringes and your investment is likely to be one of many just like it.

    When it comes to investing, having an 'x' factor is important.

    BTW - if the education has been good, why can you not go out and do it yourself?

    The company doesn't place investors in Sydney.
    I've spoken to a client who has built a portfolio over 8 years, and have now also asked to speak to a client who purchased 3-5 years ago.

    OK. The big question here is where are they suggesting you to buy the land...?

    Perth or Brisbane given current property growth cycles. Vacant lots depending on research on where has best capital growth and cash flow potential (reports will be generated)

    Better to be cautious than brave :eek:
    Because remorse is bad :oops:
    Property is about time in the market (unless you have initial capital, or ability to value add, to be able to turn over properties for a decent profit :cool: )
    Aim for the stars, and hit the moon :) = small steps, so buy small and "build your portfolio" .
    "If it looks too good, it likely is" ! :mad:

    Buying house and land packages is one the strategies he employs. He'll be able to give you some better insight.

    Watch out to see if your property advisor is pushing you to purchase their recommended LOT or H&L package. If so I would question about how they are getting paid.

    If they educate you purely for the purpose to try sell you the LOT/H&L package, it means they'll most likely get paid by the developer to offload stock as well as getting paid by you as part of "education". They'll take profit on both sides but may not be the best outcome for you so just keep that in mind in your journey.

    better if you can separate the "education" part of investing from the "assists to purchase land and build on it"

    speaking to their clients might help, but difficult to ascertain whether it is staged.

    go hard on the education section, take time on the "what, where, when" to buy section.
