    Conditions of a contract can be just as important as price, if not more sometimes, especially for sites.

    I bought another property before it became apparent this one hadn't sold yet, I don't want to purchase any more in the same suburb. I will watch what happens with interest though.

    Yes, we got one recently where there were multiple offers and someone had offered slightly more than us. We got it because we were more flexible to the vendor's conditions.

    I enquired about a price the other day through email and they got back to me and the agent asked if the house was for an ip or ppor.

    Why would they ask this? What does what I want to do with it matter to them?

    The house was bout at auction for 575k they did a three month flip reno and wanted high 7s for it.

    Their trying to guage your level of emotional involvement most likely. If i was the vendor this would be one of the questions i would want them to ask prospective buyers.

    Yeah, just got to push through the finance with someone else now AMP has pulled the plug.
    Part of the negotiation was letting them know we were all set for finance - oops : /
    Fortunately they were the ones that wanted a longer settlement and we were more than happy with that.
