Negotiating Tips?

    What do comparable properties go for, what is the vendor wanting on settlement, how many days has it been on market?

    From the outside I would keep looking and tell the REA if they wish to reconsider to let you know.

    New listing.
    Agent didnt answer anythinf about conditions. Either because my offer was too low or my conditions were as ideal as possible (30 days unconditional )

    My 'hmm lets get a second opinion' moment came when i asked myself, ok if i offer my max straight away then ive got no room to negotiate plus im revealing my final card so ill wait. And hopefully they will contact me in a few weeks time

    Vs

    I might as well put my highest offer in straight away as what do i have to lose

    Admittedly the former does involve a little ego. However there should be no ego when it comes to business

    You can always go up but you can't go back down.
    No rush, there's always somewhere else.

    The biggest part was comparable properties, if comparable properties go for 350k and you are trying to get it for 330k I would now wait until it has been on the market for a longer period of time.

    Also the power of negotiating goes to the one who speaks last, if you go back to them you are more desperate then them, if they come to you now you are in the stronger position ;).

    Just tell the REA you are still interested at your original price (not your highest price) and if they are willing to consider your offer again let you know but you are going to continue your search elsewhere.

    I like lowballing. Just do it.

    My last few that I bothered haggling on were ...

    Asking 55k, offered/bought 42k
    Asking 30k, offered/bought 25k
    Asking 85k, offered 60k, bought 65k
    Asking 230k, offered 200k, bought 205k
    Asking 60k, offered 50k, still pending

    Why yes, yes these were all either some time ago or in regionals >.>

    Haha. Inner Adelaide in the '90s, mid north SA from 2004-2015 and the Blue Mountains.

    Plenty more ~$200-220k places renting for $350+ a week still available, PM me if you want the agent's details. There was a batch from a seller who had health issues and is downsizing.
