    It's mentioned in the planning document that Rixter posted the link to. Yea, it will drive growth as most infra like that does..I'm guessing completion is another 7 years away with approval in the next 2-3.. But these are guesses only.

    In UMG more so than carindale- more land available and bigger demand for apartments eg students due to uni close by in UMG

    Yeah, valid reasons why MtG is more likely to increase in population quicker.

    yup, and also because the choice is generally more in UMG and most off all , lower entry prices.

    Yes, I can't think of any decent areas of vacant land at all in UMG. Maybe a few small infill sites at best.
    The population growth as others have said is most likely due to increased density of living.
    Logan rd between Garden City and Mt Gravatt Central has large areas of land rezoned with numerous high rise unit complexes now.
    Between Westfield GC, Griffith Uni and the large industrial areas to the west around Archerfield its a big employment node. Probably a fair bit larger in that regard compared to Carindale.

    If they had extended the medium residential zone in Mt Gravatt Central one single row of houses more peripherally, I'd be laughing :) Oh well. Maybe one day. (I actually think they made the right choice).

    Once you sell your acerages to developers, yes there is plenty.

    @JDP1 @Rixter Quick clarification guys. Do Carina/Carina Heights qualify as a part of Carindale area? If so, do you think it's worth investing in townhouses in those two suburbs from CG perspective?

    The postcodes are the same, although different suburbs. All neighbouring to each other, so behavior will be somewhat similar.
    A few forum members have there- @KayTea and @HUGH72 and yours truly.
    My townhouse has done about 100k in equity gains in about 3 yrs ive had it, so it has moved and wont find bargains. Howver, id expect still quite a bit of growth ahead in this cycle.

    Townhouses and apartments are popping up everywhere around here, but they seem to be selling pretty quickly, so somebody must be buying them. A lot of the little, old pos-war places on the big blocks are being bought and developed. It's proximity to the city, the bay, and freeway to the Gold Coast, all make it a very attractive area.

    My place has gone up by about 17% since purchasing it in early 2012 (but I have done a bit of work on it), and newer places are now going for prices that would see me not be able to afford to buy into the market in this area.

    Back to the OPs question, it's a hard decision even for a local. I can't see any reason to venture away from the area I know the best - Coorparoo/Greenslopes/Holland Park/Mt Gravatt East, although I probably should explore the Northside a bit better.

    nothing to see more north from the airport.:)..and it is far away because Brisbane is still a little country village and people still ride horses.

    No wonder there wasn't any other car in the M7 tunnel when I was driving round and round in it :p:p
