My first renovation!

    Hey PCers's just wanted to share my experience with my first renovation!

    We completed this in 6 weeks, doing a lot of it myself!

    The Good- Did a lot of it myself so saved a ton of money on not needing to outsource everything. Being pretty handy on the tools got me by a lot of the work. Having a few people that were willing to help labor wise was excellent. Not having to live in this property whilst renovating!
    Having a clear budget, design and realistic expectations of what i could achieve for that budget and my ability. Having a few weeks of work so i could concentrate on this project full time and also having some time to source for better prices on items to help with budget/quality as much as possible!

    The Bads- Not realizing how stressful a renovation can be, can only imagine it being more stressfull whilst living in the property. Over estimating your own ability, there's some things that really need a professional to do, that does that craft day in day out. Doing it yourself rather then paying someone so you can utilise your time more effictively was a big eye opener, sometimes it was just not worth to save the dollar! Doing long day and nights, even over nighters to prep for the next day when trades come in. Not having a complete written down structure on when to do things and when to not, sometimes it weas 2 steps foward 3 steps back! Going back to work, so doing it after hours was hard, being already tired from a massive day then doing another 8 hours working on the house. Being obsessed on working on the house, not knowing when to call it a night.

    Overall: It was a great experience, I would do it again. But I would outsource a lot more than I did, have more financial backing, not breaking the bank on your reno. Some things were just not worth the headache or your time (Hybrid flooring nearly broke me ahha)
    I had a budget of 20k which was roughly what I spent so it worked out really well. I would recommend spending a week planning your design, reno structure, budget and then finding competitive prices! Ill take some more pictures of the bathroom and bedrooms, walls that we moved, lights that we added shortly etc

    Congrats!! That makes a huge difference for the outlay. It would be very interesting to see a revaluation or an estimate on how much value you have added in such a short timeframe too? Well done

    Will revalue soon, I believe it added 50-60k. I'll keep you posted

    To be honest I prefer the seperated look. Either way would of looked good, a few people have said the same

    Well done! Fabulous result for that budget - but sounds like you earned it with plenty of sweat equity as well.
