My First Renovation

    So I finally brought my First property in North Queensland.

    It is a 3 bedroom, 1 bathroom and single garage brick veneer house on a 600m2 block.

    My plans are to install a brand new kitchen as this one is quite dated and has some water damage in the cabinets from a leaky tap. I am going to repaint the whole interior into a nice simple white. For the floor Im looking at loosely vynil for the living areas and carpet for the bedrooms. The previous owners renovated the bathroom and did a decent job however the painting was quite poor so I will have to fix this.

    For the landscaping I have to move a few garden beds off the walls to prevent termites and give the yard a general tidy up by removing some plants and tree stumps.

    I plan on doing most the work myself for this as I have confidence in my skills and looking to save on Labour costs. This is going to be my PPOR for a while but will eventually turn into my first IP.

    Any Idea's, comments or questions would be appreciated and I will update things as I go.

    Should be a great project @Ryan23. Agreed get rid of that kitchen and carpet. Bathroom looks good (aside from paint). When I see houses like that I think "loads of potential" :)

    I would think about something to do in the laundry too.

    Yeah I would say both the kitchen and carpet are the originals, and I think your right the laundry does need some attention. There is also an 80's style archway leading into the kitchen I think I might square up.

    So about $850 later I have paint and supplies for the house and have began some patch work. Nearly time to begin the painting!

    Looks like my inlaws place.

    Bathroom looks okay at least.

    Should be a nice straight forward reno.

    Been busy over the last week and have all 3 rooms painted (except trim), have removed the old carpet. Starting to remove the kitchen this week.

    You should be able to find plenty of German backpackers to install it for you

    how'd you go?

    put all the flat packers together first and do a dummy install to see how it all sits.
    check walls levels and see how square the room is

    Went pretty well, still got a few little things to finish up then ill take some pics. Overall the flat pack was good, there are just a few silly design flaws that force you to get creative when putting it together

    It has been a busy past month finishing off the house and moving into it and didn't manage to get many photo's prior to moving in but here are some iPhone photo's of the finished job.

    Overall the reno cost $15380 and I had only wanted to spend $15000 so am happy with that. This included a new kitchen, full new paint and new flooring throughout the whole house.

    Ill have property photos taken later when the move is finished. Here is the before, during and after.

    $15380 seems too high to me since you did most of the work by yourself.

    Kitchen looks good. It would be better if there are more cupboards

    On the face of it it looks high but the breakdown isn't to bad with a few luxury extras like the oven

    Kitchen including splashback plumbing ect about 5000
    oven and rangehood 3300
    paint, supplies and equipment 1300
    new lighting fans points and switches ect $1000 parts and $1000 labour
    main flooring 2500
    carpet 800

    Went with decent quality fittings ect for this place and needed a big oven for my partner, also had to get some tools extra tools for myself in there.

    Thank you Mark, definitely needs more cupboards in the future, the wall behind where the photo is taken is going to be a full length pantry and to the left will have over and beside fridge cupboards.. unfortunately it is a bit of a small kitchen
