    When agents are calling you, not the other way around, those are the hottest areas..

    The pic was posted by @My House QLD (BA not an agent) in the ‘My Brisbane Investment’ thread (sorry not sure how to tag threads).
    It was a trustee auction at 1 Maroochy Cres, Beenleigh, with buyers unable to look inside a deceased estate property.

    That was my guess but it was posted week later so thought it wasn't

    Has anyone noted how the public trustee get amazing prices for really hopeless property? Even if many auctions are a fail they still sell later for an amazing amount

    Wonder if I could engage them privately for a sale haha

    My PM in Crestmead called up saying that I could increase rent by $10. She said stock was flying out quick but prices in the suburb haven't gone up by much yet.

    I increased my Crestmead house as well recently by $15.

    I've actually been actively looking to add another one in Crestmead over the last 2-3 weeks since I've found out that its moving very quickly there. I picked up a 4/2/2 in a very nice street with 624sqm for $345k several years ago.

    An equivalent house 4/2/2 one similar land and comparable inside/outside aesthetics nothing really under $400k now.

    The house I got for $345k is nicer than this one. 100% this will sell over $400k. I'm happy seeing this actually and this house has cost me basically $0 to hold since I bought it.

    Here is another one. This will sell for over $400k as well. Mines HEAPS nicer.

    And another. Only 480sqm as well. This will go for around $375k-$380k.

    I want to see the figures for Feb/March when we are in July. THAT will show the real picture of how the growth is down there.

    Nice work! 4/2/2s are definitely in high demand at the moment.

    I actually bought on the same street as this one https://www.realestate.com.au/property-house-qld-crestmead-135257286 very similar size last year for $315K.

    Well done I'd say. No way you would get anywhere near that same build house with a 4/2/2 arrange for $315k. You've done quite well I'd say.

    Easily up $50-60k within a year. Excellent timing good sir!

    I have 5 in my portfolio, 3 in Brisbane and 2 in Sydney.

    No target in mind, planning to keep building :)

    Isn’t it the price is determined by the last house sold in your street?

    It would still be a good buy at $360 to 370k you wouldn't be able to build one for that price with land incl.

    I didnt end up buying any additional please in Crestmead but boy looking at some of the recent sales you'd be doing very very well now.

    Timing was really lucky! I've been watching the market carefully, incredible growth in a short time and sales results. Are you still looking to invest?

    Although modestly claiming timing was lucky I quite like the fact you stood against the naysayers and won!!

    I know what you mean. I wish I had bought in the following suburbs cos they have done surprisingly well.

    Meadowbrook
    Rochedale S
    Eden's Landing
    Bethania ( nearly bought there )
    More in Loganlea
    Crestmead ( of course)
    Boronia Heights!!

    Seen them ( like in person at opens) all leap ahead ...
