Muswellbrook PM

    Hi Guys,
    Is anyone out there able to recommend a PM they are happy with in Muswellbrook. My current PM lacks communication skills and I've just found out, only by receiving my July statement, that my tenant is 1 month behind, again.This is not good enough and has happened a few times now.
    On phoning the PM I was told the tenant may have taken off overseas for good but was unsure. No one has been around there, only an email sent. Off to tribunal I go again. That will be the past 2 tenants I have ended up there with.
    Problem is I have not seen any positive reviews of any PM's in the area.
    If you can recommend one, please do.

    Yes i met one a few months ago.
    Young guy who had previously been in the Army was now operating his Real Estate business.
    I cant recall the name but he was eager for business.
    I would have to look on Real Estate dot com to find him again though.

    Have you tried JTS Real Estate?
    Since 1996 they have been in a family business.

    Also what is your vacancy rate there?
    I notice some houses in Skellator street still in their mid 100's

    No, have not tried JTS.
    Have you had experience with them ?
    Skellator is in the housing commission area but would be positively geared at current prices.

    I was asking my PM about the market yesterday and they were down to 4% vacancy which isn't great but considering it got up to 20 - 25% vacancy rate it was welcome news.
    Hopefully things can continue to improve and Muswellbrook has seen the worst of it.

    Just wondering if Banks will give 80% equity up that way?
    I recall that the Commbank doesnt or only lends. 60%?
